Are traditional financial analysis indicators really effective in analyzing financial feasibility of the investment projects?Is the cash flow based on the "full investment hypothesis" principle really able to provide rationalized financial data for the financial analysis of the investment projects?This thesis refers to the government to purchase the service project-Q city talent apartment investment project and takes the subject of the project as the analysis angle,which is a social capital side of the joint venture financing company,as well as introduces EVA to analyze the financial analysis of the investment project.Its research significance not only.provides a new financiaLanalysis method for the investment project,so that can make EVA operable and applicable on the application of the investment project financial analysis,and from the position of the social capital side,this thesis help them to extract some investment significance with the government and social capital cooperation model under the "Rent to buy simultaneously" policy background.Because the company and Q City Talent Apartments investment projects have the same operating risk and financial structure,so I cited EVA as a financial analysis of the project.This paper first elaborates the related research contents,significance and literature review and basic theories.Secondly,it briefly introduces the investment projects and background of the Q city talent apartment,and calculates the basic financial data of investment projects.Then,based on the nature of the project,the macro economy and the operability of EVA,the EVA design system is decomposed from three aspects:the adjusted net operating profit after tax,the adjusted capital and the weighted average cost of capital.Finally,I discusses the financial feasibility of Q city talent apartment investment project from three aspects:introduction of EVA project uncertainty,financial analysis and evaluation,financial risk and prevention.The specific research ideas for the first,discussing the introduction of EVA investment projects anti-risk ability.The second paper focuses on the application of market value,the cash flow of each EVA and the net present value,the return rate and other ancillary traditional financial indicators of the investment project profitability and solvency of the two aspects of the financial analysis of the feasibility of the investment projects.The cash flow?the net present value and the internal return rate of each of the EVA show that the profitability of the investment project of the Q City Talent Apartment is strong,and the repayment index of the interest rate and the debt reserve ratio shows that the project debt capacity is better.Thirdly,the financial risk and the precautionary measures are proposed to enhance the practicality of the financial analysis.Although the reference to EVA,the net present value of the indicators-MVA is negative,but from the two aspects of project investment stability and business development opportunities.The final conclusion is that Q City Talent Apartments investment project is viable.
