Urban business district is a growth pole of urban economic development.It is also the window,image and symbol of the city.As an important part of the business circle economy,the service sector determines the different macro spatial structure of the market and further influences the generation and evolution of the spatial structure of the commercial circle.If the business planners can't regulate the location of the company from a macro perspective,it will lead to a large number of companies blindly close to or away from competitors.On the one hand,rents and land prices have been greatly increased,causing vicious competition within the company to intensify,exceeding the carrying capacity of the environment and the market,and causing the phenomenon of uneconomical aggregation;on the other hand,it has caused unnecessary waste of space and resources and it has been difficult to meet market demands.Therefore,for planners,it is necessary to strengthen the management of the urban shopping district space and market order,guide enterprises to be reasonably positioned through various means,promote the rational allocation of resources in enterprises,form a scientific spatial structure and business form,and play a business circle The overall benefits,thereby enhancing the scientific development of urban commercial circles,and ultimately achieving an effective,balanced and sustainable development of the city.Based on this,reviewing and sorting out related literature at home and abroad,scholars generally believe that companies will approach competitors when the business district is not saturated,and flee competitors when they are saturated.However,is the company's agglomeration or escaping due to the "forced" influence of the external environment? Or is it an "instinctive" choice similar to human sociality? Will companies instinctively stay away from competitors when the market is not saturated? There are few studies on these issues.Therefore,this paper discusses the problem of location selection of enterprises when the market is in an unsaturated state,in order to provide some references for the current high-speed development of urban unsaturated business districts.Firstly,the issue of site selection for service-oriented enterprises in the business circle can be studied based on relevant theories and location theories of commercial geography,and the concepts of enterprise agglomeration effect and corporate escaping competition effect are discriminated.At the same time,the agglomeration effect and escape competition effect are proposed.The diametrically opposed two assumptions are: In the unsaturated market,companies choose to approach their competitors in their location selection;in the unsaturated market,companies choose to stay away from their competitors in their site selection.Secondly,the catering companies in Beijing CBD were selected as the empirical research objects,and the reasons for selecting the empirical objects were analyzed from three aspects: market saturation,service industry,customer source,and universality.The data of Beijing catering enterprises from October 2014 to May 2017 was obtained through the public comment network.Baidu map coordinate picking function was used to determine the geographic scope of Beijing CBD,and the catering company data in CBD was selected and analyzed.Finally,we use the ERGM software package of R language to perform regression analysis on the data,test the hypothesis and conclude that there are both agglomeration effect and escaping competition effect in the unsaturated commercial circle;when there is a source in the unsaturated market When a highly concentrated source of gravitation is present,a company will gain close to its competitors due to the impact of the external environment to obtain a profit return,and will not be close to its competitors due to instinct;when the source of gravity in the unsaturated market causes the source of gravity to be not fixed,externalities will not be enough to offset competition.In the absence of cost-cutting and crowding out effects,companies will instinctively flee their competitors to increase corporate identity,reduce customer search costs,and obtain more resources.Through the above research,the main management revelations for commercial circle planners are as follows:(1)When planners design buildings such as office buildings and corporate buildings to consolidate a large number of fixed consumer groups,they must consider the characteristics of fixed consumer groups and make them operate in this market.Enterprises meet the needs of fixed consumer groups.In addition,sufficient supporting service industry space should be planned to promote balanced regional economic development.At the same time,the distance between office buildings in the shopping district should be properly planned.Over-intensive office buildings have caused the soaring of land prices,which has hindered many enterprises that tend to agglomerate,such as Western food and Between Japanese and Korean cuisine,in order to prevent the phenomenon of uneconomical aggregation;(2)Planners should pay attention to the distribution of different functional areas when designing commercial buildings such as shopping malls and other major mobile consumers.Open geographic distances to ease fierce competition and meet the needs of different consumers in the market,and allow companies with the same business areas to gather as much as possible to obtain profit returns from agglomeration economies while reducing consumer search costs;(3)Targeting mobile customer heights,According to the flow direction of passenger flow in the CBD,planners should try to close the passenger flow as far as possible to plan supporting enterprises,in order to reduce the cost for customers to find businesses,to realize the business to promote regional supporting services,and to help the business to achieve the effect of business absorption.
