Abstract/Summary:
With the acceleration of population aging in China,the issue of pension has become a topic of general concern.In recent years,China's old-age real estate industry has been developing rapidly,and all the business investment has been "testing water".The domestic investment subjects are actively marching into the field,including the central enterprises,housing enterprises,risk capital and so on as the representative,so that the concept of"pension" is slowly warming up.At present,many leading enterprises in China including green city,Fosun,poly,Greenland,Vanke and Pioneer have stepped into the field of pension real estate.Huge market potential has brought broad space for the development of the aging industry.The relevant experts generally believe that the pension industry in the new era is facing three opportunities of development,such as "excellent environment","big demand" and "good policy".The old age estate will be constructed into a general old-age industry cluster concept with other industries,such as finance,medical treatment,tourism and other industries,and become a regional comprehensive opening to the overall framework of urbanization development.Send a new model.At the same time,data show that in 2016,the total number of elderly population in China has been over 200 million,and it will be 243 million in 2020,and will exceed 300 million in 2025.Among them,the number of older people over 80 years old has reached 23 million.According to the annual increase of 1 million,the population of the elderly will enter the 60 million population by 2050.At present,38 million of the elderly who are totally unable to take care of themselves or lose their living ability account for 19%of the total elderly population.With the continuous development of urbanization,50%of empty nest,family miniaturization,one child family and loss of independence become normal,so the endowment industry in the future will appear explosive market demand in the future.This article takes Yinchuan as the research object,obtains the data through the relevant websites of Yinchuan statistical yearbook and so on,analyzes the present situation,characteristics and existing problems of Yinchuan city's old-age real estate,aims to verify the connotation and value of relevant theories through empirical analysis,and try to provide ideas and construction for the development of different types of old estate in Yinchuan.It is to promote the harmonious development of Yinchuan's pension industry and the real estate industry.Based on the analysis and induction of relevant basic theories and basic concepts,first of all,the present situation of Yinchuan's old-age real estate is investigated in a small range,and the status and characteristics of the old estate in Yinchuan are clearly defined.Secondly,the development of the population factor,economic factor,service industry development degree,and the development degree of service industry are built through the data arrangement.The maturity of the real estate market and the five dimension evaluation system model of life comfort;then,the entropy weight-TOPSIS model is used to determine the weight of the suitability evaluation index of the home old-age pension real estate,the weight of the suitability evaluation index of the community old-age pension real estate and the weight of the suitability evaluation index of the institution for the old-age type endowment.The final evaluation result is obtained by weight calculation.Finally,the closeness and the comprehensive ranking of each evaluation object and the optimal level are calculated.Finally,based on the entropy weight TOPSIS model and the obstacle factor analysis based on the 2011-2016 year time series data,the suitability of Yinchuan city in the development of different types of old-age real estate is analyzed,and the constructive and theoretical opinions on optimizing the suitability of the development of the old age real estate in this region of Yinchuan are put forward.Through the above empirical analysis,the suitability of the development of Yinchuan's 2011-2016 year old estate development is evaluated.It is found that in the six year period,the trend of the development of Yinchuan's real estate is good,and the trend of the development is obvious.To a certain extent,the pension real estate market in this area has expanded,but still can not be compared with other cities.The development of Yinchuan's pension real estate needs to be further improved in the future.Therefore,this paper makes a specific analysis on the current status of Yinchuan real estate development and the existing problems,and gives the corresponding reference for the rapid promotion of its future.The following suggestions are given:the government level:(1)the government will increase the support and investment of the pension real estate policy;(2)promote the diversified development model;(3)create a good environment for development;(4)strengthen the publicity of the old estate.Enterprise level:(1)development projects to sell and lease equal weight;(2)development projects can be combined with the development of other industries;(3)project design diversification,in line with the actual needs of the city of Yinchuan.
