Status And Improvement Research On Cost Management Informatization Of Large-scale Real Estate Development Enterprises

With the external drive of cross-regional development and multi-project operation,and the internal demand of standardized and delicacy management,the large-scale real estate development enterprises pay more and more attention to the application of information technology in the enterprise management.This is the general trend of promoting the level of cost management informatization.Cost management informatization can improve the quality of collection,preservation,processing and transmission of cost data and information,improve the efficiency of management,enhance the scientificity of decision-making,and enhance the core competitiveness of enterprises.However,the application effect is not very ideal.Compared with the maturity of general management informatization,such as financial management and human resource management,cost management informatization is more unique in real estate management.So,the speed of construction is slow,and the application effect is different.Besides,the value of cost management informatization is often unable to maximize.Through a questionnaire survey and in-depth interview on the cost management related personnel of the large-scale real estate development enterprises,this paper analyzes the present situation of the construction and application of the cost management informatization,points out the existing problems,and shows that informatization has not yet played an ideal role in cost management.So it is necessary to further identify the obstacle factors of value realization in cost management informatization of the large-scale real estate development enterprises.Through the current research,literature analysis and expert interviews,this paper identifies 37 obstacles factors of value realization in cost management informatization,and qualitatively analyses the reasons for its formation and the hindrance mechanism.On this basis,using the factor analysis method,8 key obstacle factors are extracted.According to the order of importance,from high to low,8 key obstacle factors are inadequate comprehensive management capabilities of enterprises,defects in cost management systems,deficient knowledge of cost management informatization by enterprises and employees,insufficient service levels in cost management informatization markets,improper choices or poor management of cost management systems and service providers,poor macroeconomic environment of cost management informatization,insufficient basic conditions for cost management informatization in enterprises,unclear requirements and targets for cost management informatization in enterprises.Finally,according to the qualitative and quantitative analysis of the obstacle factors,this paper puts forward the ideas of improving the cost management informatization of large-scale real estate development enterprises.From the perspectives of large-scale real estate development enterprises and external market,suggestions are made on how to better exert the value of cost management informatization,so as to promote the improvement of the cost management of the real estate industry.
