As on May 1,2016 construction,real estate,finance and life service industry began to implement the business tax levy value-added tax(hereinafter referred to as the "battalion to increase"),has been carried out "camp" instead.Compared with VAT,the double taxation caused by business tax distorts the economic behavior of enterprises and affects the economic efficiency.The development of the real estate industry is closely related to the development of related industries such as construction industry and financial industry,national living standard and local fiscal revenue.Owing to the complicated industry process under the system of business tax,the different links to undercut the competitiveness of the real estate enterprises double taxation,hinders the development of the real estate market,to eliminate the above disadvantages,countries in the real estate industry fully implementing "camp" instead.Under this background,the research of new tax system of real estate industry XiaFang tax status and camp "change" the specific influence on its performance,can help enterprises to make good use of dividend policies,improve the economic benefit.This article from the theoretical perspective "camp" to the real estate industry after the impact of financial performance,to real estate financial data of listed companies as samples for empirical analysis,research policy changes before and after the enterprise tax burden and the impact on financial performance.Firstly,the development status of the real estate industry is illustrated by statistical data,and the influence of policy changes on the financial performance,cash flow,tax burden andrisk of the real estate industry is analyzed theoretically.Secondly using the nonparametric test to be explained the selection of variables and explanatory variables and the set of control variables in theory and empirical analysis,and put forward relevant assumptions,establish the empirical model;Finally according to the foregoing assumptions and empirical models to real estate in 2015-2017 financial data of listed companies as research samples,comprehensive financial performance by using factor analysis,data by descriptive statistics analysis,multiple regression analysis revealed"camp to increase the impact on the financial performance of the real estate industry,finally it is concluded that to add" camp "fall back room real estate tax burden,improve enterprise financial performance.According to the empirical conclusion,the countermeasures and Suggestions to improve the financial performance of the real estate industry under the policy of replacing business tax with value-added tax are put forward in order to achieve multiple benefits and promote the stable development of the industry.
