Research On The Free-rider Dilemma Of Property Management Based On Experimental Economics

In the field of experimental economics,the study of free-rider of public goods is an important research topic in recent years.The method of experimental economics is used to study and solve the problem of free-rider of public goods.Also is the important direction of economics research at present.Nowadays,all kinds of free-rider behaviors are common in the field of economics.In urban property management,the problem of owner hitchhiking also appears,which hinders the construction of residential area and the improvement of living environment.In property management,both the property company as a third party to provide a series of public services to the owners of the community,but also the owners of common property rights through the owners' meeting,owners' committees and other forms These services and management methods together give property management the attribute of public goods,so that the services provided by property companies or the decisions made by owners' autonomy cannot exclude individual free-riders.On the one hand,property companies lack the economic and efficient means to solve the problem,on the other hand,the convening of owners' meeting is very expensive,and it is difficult to gather the owners to hold the meeting successfully,which leads to the problem of free-rider in property management.Whether in theory or in practice,more and more attention has been paid to how to solve the hitchhiking dilemma of residential estate management.Although some scholars have done research on the problem of hitchhiking in property management,there is hardly any research on the hitchhiker mechanism of property management by designing a hitchhiker experiment with the means of experimental economics.The existing research is mainly through the theoretical analysis to explain the current situation of hitchhiking in property management,the external causes and solutions.Therefore,this paper adds the information disclosure condition,the social network density condition and the punishment mechanism as the experimental control and contrast condition to deal with the problem of free-rider in the property management,and analyzes the change of the owner's free-rider behavior in different situations.Ultimately find a way to reduce property management effectively A method of hitchhiking.In this paper,the z-tree software specially developed by the University of Zurich for the public goods experiment is used to carry out the hitchhiking experiment.Theinformation condition,the density of social network and the punishment mechanism are programmed.In the process of hitchhiking experiment,the whole experiment process is controlled by the recruited experimenter,and the investment allocation scheme and the income situation of the participants are derived by software,and the experimental data needed in this paper are collected.The density of social network is analyzed by ucinet software.The descriptive statistical analysis is carried out by using the experimental data of SPSS software.The Kruskal-Wallis test is used to test the density of social network.Stata software is used to carry out the analysis.Panel data model analysis,the study found that information conditions,social network density and punishment mechanism will have different effects on the property management free-rider,property management free riding level is the lowest under the condition of complete disclosure of information.Under the condition of information closure,the level of free rider is the highest under the condition of semi-open information;the high network density is more effective than the low network density in restraining hitchhiking;material punishment and spiritual punishment can both reduce the free-riding behavior of property management.But the effect of material punishment is more obvious.According to the conclusion of the experiment,this paper puts forward the corresponding countermeasures and suggestions,thus providing a meaningful practical reference for solving the problem of hitchhiking in property management.
