Property management industry as a real estate industry derivatives industry,with the development of China's real estate industry,will face greater opportunities and challenges.Property management industry was born in 1981,its emerging industry,the rapid development,known as the modern city of "sunrise industry." But it is undeniable that the property management industry in recent years,the sharp rise in the cost of the owners continue to improve demand,industry practitioners need to improve the quality of the problem has become increasingly prominent,the real estate enterprises into the transition period will be an inevitable trend.Key performance indicators can reflect the core competitiveness of enterprises,in the evaluation of corporate performance advantages and disadvantages,the key performance indicators as the main basis for performance evaluation.Therefore,it is very important to construct a scientific and reasonable key performance evaluation system for the analysis and evaluation of the performance of property companies in the transition period.Based on the idea and theory of Balanced Scorecard,this paper analyzes and studies the property enterprises in China,and makes use of the methods of literature research and the combination of theory and practice,the analytic hierarchy process and other research methods to obtain the key performance of property enterprises Evaluation of the index system,and select the Shun Bank Property Services Limited conducted an empirical study.In the process of design of the whole index,the author first decomposes the strategic goal of the company,forms the strategic map of Shunxin Bank,and carries on the four dimensions of financial,customer,internal process,learning and growth,Combined with the specific characteristics of the operation of property companies in China,to determine the key performance indicators of each dimension,the formation of a complete objective performance evaluation system,and the use of analytic hierarchy process to determine the weight of the indicators,and finally part of the project This paper analyzes the advantages and disadvantages of each project by evaluating the score,points out the problems and the direction of improvement of some projects,so as to realize the performance management function of the key performance index system based on the Balanced Scorecard.Based on the actual situation of Shunxin Bank Property Service Co.,Ltd.,this paper aims to design a key performance index system based on Balanced Scorecard,which can help Shun Bank to improve its management ability during the transition period and realize the strategic transformation The steady implementation of enterprises to enhance the core competitiveness.Through the construction and implementation of key performance evaluation system,we hope to improve the management and management ability of property service enterprises in our country and improve the overall development level of China's property management industry.
