The rapid development of China's real estate market has raised higher requirements for the supervision of commercial housing pre-sale funds.Although online sales management system of commercial housing,online contract record system for commercial housing,and the supervision platform of commercial housing pre-sale funds have been developed everywhere,but they are independently developed on the whole,which is not good for regulatory departments and banks to supervise and review disbursed funds.Related supporting technologies for data reporting and receiving processes have been intensively studied in this thesis,which have achieved the goal of data integration and sharing by transmiting bank supervision account details,building information and commercial housing pre-sale contract information to the supervision platform of commercial housing pre-sale funds.It makes it easier for regulators,supervising banks and real estate developers to supervise,apply for,review and disburse regulated funds.It also makes the supervision work more efficient and transparent,which is good for the steady development of the real estate market,and protects the rights of homebuyers at the same time.The main research work includes:1.This article analyzes the general flow of data reporting and receiving between the commercial house pre-sale fund supervision platform and the commercial house sales contract filing system and the supervision of the banking system,and understands the functions and non-functional requirements of data transmission and reception between the above systems.2.Supporting technologies related to data reporting and receiving processes have been researched.Existing compression algorithms,encryption algorithms and load balancing algorithms have been studied and improved.The data exchange mechanism has been optimized.A complete and efficient data exchange proposal has been designed.3.The analysis of the business relationship between the supervision platform of commercial housing pre-sale funds,the bank system and the record-keeping system of real estate contracts has prompted the design of the overall architecture of the dataexchange mechanism in the supervision platform of commercial housing pre-sale funds.4.This thesis has realized the complete sending and receiving of data between the supervision platform of commercial housing pre-sale funds and bank system and commodity house contract filing system,and applying it to the supervision platform of commercial housing pre-sale funds in a city.5.The performance of the improved algorithm is tested,which verified that the research of this subject can not only be applied in practice but also have some performance advantages in the application.This thesis in the study of the data exchange technology at the same time,taking into account a lot of sensitivethe housing sale of information and regulatory accounts details in the transmission.Therefore,data is compressed and encrypted before data transmission,which can improve the efficiency and security of transmission.This thesis authenticated the data transmission through JAAS technology,which ensured the security of data transmission channel.And useing the improved load balancing mechanism ensured the stability of the data transmission in high concurrency situations.The project realizes that regulated funds account in bank and real estate contract information is safely and efficiently transmitted to the supervision platform of commercial housing pre-sale funds,which provides technical support for the realization of regulatory functions in the supervision platform of commercial housing pre-sale funds.
