With the process of urbanization in China,the housing problem is more and more concerned about the whole society.At present,China's housing rental market size of 1.1 trillion yuan,the proportion of housing leasing accounted for only 7% of the market,with the developed countries,the gap between the mature market.At the same time through a variety of social surveys and public opinion research can be found,the current average rental housing satisfaction at a relatively low level.How to improve the satisfaction of rental,so that more people choose to rent housing,is an urgent problem to be solved.In 2016,from the central to the local introduction of a series of policies to support the development of housing rental market,indicating that the importance of this market has been highly concerned.This paper analyzes the game relationship between the government,the landlord and the tenant in the housing leasing market by using the game theory research method.Through the dynamic game between the government and the landlord,the paper analyzes the influence of different government policies on the willingness of the owner to rent the house and discusses the important factors influencing the housing supply in the housing leasing market.This paper analyzes the game behavior between the government and the tenant,points out the influence of the government's public housing policy on the housing rental market,and puts forward the measures to convert the stock into public housing in some areas so as to reduce the waste of resources and raise the public housing Satisfaction.This paper uses the principal-agent theory to establish the multi-stage game model between the landlord and the tenant to analyze the decision-making process of the market transaction and discuss the influence of the information asymmetry on the transaction.Through the study pointed out that the current market owners willing to rent,low rental satisfaction,the difficulties of disputes and other issues when the root causes of difficulties.And clarify the role and orientation of the central government and local governments in fostering the housing leasing market,emphasizing the importance of coordinating the interests of both parties through reasonable institutional arrangements.At the same time,this paper constructs the multi-attribute matching model of the landlord and the tenant,and studies the important factors that affect the satisfaction of the rented transaction,so as to provide the theoretical basis for the improvement of the satisfaction measure.Finally,in view of the existing problems on the market,put forward to improve the relevant laws and regulations system,the formation of a unified management agencies to provide tax incentives and other management recommendations.
