With the continuous advancement of urbanization in China,the number of urban population and the living standards of residents are continuously improving.Therefore,a huge demand for urban housing and the pulling effect of the real estate industry on the national economy is increasing day by day,and the price of commercial residential building has become the focus of academic research and government attention.Various surveys and studies have found that the convenience of transportation and the comfort of living have become the focus of consumers in the purchase of houses,and have gradually become an important factor affecting the price of housing.On the basis of previous scholars' research,this paper analyzes the impact of urban public transportation facilities and public service facilities on housing price from the perspective of geographical space,taking Shenzhen as the research area.The thesis mainly studies the spatial differentiation of the price per square meter of commercial residential building in Shenzhen in 2017 and the spatial effects of the influencing factors.The results show:(1)The spatial distribution pattern of the subway station and bus station are similar to the residential area.We also find that the area with higher index of subway accessibility and bus station density,the housing prices are also rising.In addition,through the paired T-test,it is found that the average of housing price has a strong positive correlation with its spatial accessibility and bus station density.(2)This paper utilizes five types of public service facilities,including education,health care,business services,culture and sport,finance,post and telecommunications.The overlap of residential districts and the public service facilities confirm there is a correlation between them in the spatial distribution pattern.The result of Geodetector indicates the most significant impact on housing prices as cultural-sports facilities and educational facilities.At the same time,the combined effect of the cultural-sports facilities and the commercial facilities can better explain the spatial distribution of the average price of housing in residential areas and greater than any of the explanatory variables alone.(3)The results of the housing price estimation model based on GWR indicate that the space availability based on subway lines has the strongest influence of the housing price,while the distance to the top-three hospitals is the weakest.At the same time,the sorting results of the weights of the five types of public service facilities on housing prices are consistent with the results obtained by the Geodetectors.Both cultural-sports facilities and educational facilities have a greater impact on house pricesThe study of the dissertation is of great significance in helping homebuyers to choose houses,planning the development of real estate projects,and adjusting the spatial layout of urban public facilities.
