Mass production and intensive management are part of our modern agricultural development.The realization of this goal should be based on the development of a family farm,professional cooperative,agribusiness,and the larger type of agricultural business.The main body of new agricultural operation needs the support of credit fund.However,due to lack of collateral and imperfect credit system,existing rural financial products cannot meet their credit needs.It is important that rural land asset and the ownership of rural property right can become the focus of rural financial development in China,so the experiment of land management right mortgage financing in rural area is fully spread in China.However,the mortgage financing of rural land management right is faced with many risks,such as the disposal risk of mortgaged property,the risk of land valuation,the imperfect land circulation market,the unsound policy law and the moral hazard of the operator and it is affected by the market risk.But what kinds of risks are more likely to trigger the risk of rural land management right mortgage financing? There are also the key to the smooth development of the loan business.This study will be based on references from domestic and foreign literatures.Combined with the actual situation of rural land system in China,through the study on the sample farmers of the mortgage loan of rural land management,identify the main risk types of mortgage financing risk of rural land management right.On the basis of this,the recognition results are applied to the difference of rural land scale and the impact analysis of different crop operation subjects.Different risks have different probability in different scale operation subjects and different crop management bodies.It provides a reference to the support of the government and the lending of financial institutionsThis paper is divided into six chapters,and the main contents of each chapter are as follows:The first chapter is an introduction.The background of mortgage financing for rural land management right is introduced.Describes the research purpose and significance from two aspects of theory and practice,by elaborating and analyzing the risk identification of mortgage financing risk type of rural land management right and the influence of rural land scales and the influence of different crop management bodies on several aspects,Selected the research method of this paper and the research ideas.In the end,we have an overview and design of the research and technical route of this article,which points to the possible innovation.The second chapter is related concepts and theoretical basis.Starting from the concept of rural land management right,mortgage financing of rural land management right,risk identification and farmland scale operation;analyze the mechanism and the risk types of mortgage financing risk of rural land management right from the perspective of rural credit risk theory,credit behavior theory and rural credit constraint theory.The credit risk identification model is elaborated in detail.Weighing the pros and cons of each method and combining the characteristics of rural land property rights system and agricultural production risk in China,determine the feasibility and applicability of credit risk identification method is applied to the rural land management right mortgage.The third chapter is the current situation and existing problems of the mortgage financing risk of rural land management right in some pilot areas in China.Summarize and analyze the current situation of rural land mortgage financing risk management comprehensively.Sort out the problems existing in the promotion of the mortgage financing business of rural land management.Grasping the main contradiction in the process of mortgage financing of agricultural land management,put forward the main problems existing in the risk management of mortgage financing of rural land management according to the present situation of rural land mortgage risk management.The fourth chapter is the analysis of the risk identification of mortgage financing for rural land management right.We explain the selection and general situation of the sample area in detail.To understand the basic characteristics of the mortgage loans of farmers' rural land management right in the sample area,including the analysis of the characteristics of farmers' credit funds and the analysis of the effect of the mortgage credit funds of farmers' rural land management right by the basic statistical analysis of sample data.We give reasonable explanation of variable selection,and use the descriptive statistical analysis to explain in detail.We use the Decision Tree Algorithm to identify the main risk types that trigger the mortgage risk of rural land management right.The risk of mortgage financing of rural land management right is shown as a variety of complex types.The influence degree of different risk types on mortgage financing of rural land management has the characteristics of tree structure and sequence.The Decision Tree Algorithm is accurate and effective for the credit risk identification of rural land management right.The fifth chapter is the application analysis of mortgage financing risk identification for rural land management right.Based on the decision tree risk identification results,use the binary Logistic model to study the mortgage risk of different land scale farmers and different crop operators.Analyze the main risk types affecting the mortgage financing of rural land management right in different land scale farmers and different crop management bodies.The difference of land scale difference has different influence on the different risk types of the mortgage loans.The risk of market operation,policy and regulation risk,natural disaster risk and moral hazard are different in small scale,medium scale and large scale farmers.At the same time,different crop management bodies have different influence on the difference risk types which affect the risk of rural land management right mortgage financing.The market operation risk,policy legal risk,natural disaster risk and moral hazard risk of grain crop operation farmers and economic crop farmers are significantly different.The sixth chapter is the research conclusion and policy suggestion.This paper analyzes the main risk types of rural land management right mortgage financing and apply research on the mortgage risk of different land scale farmers and different crop operators.Propose the identification method of agricultural land mortgage risk.Drawn the scientific and rigorous research conclusions.This paper puts forward some policy suggestions on the risk of rural land management right mortgage financing.
