Mezzanine financing has been closely linked with the real estate industry since its birth in China.Therefore,this paper studies the transaction mode of mezzanine financing taking the real estate as an example.This paper is mainly analyzed through three aspects.First,This paper adopts theoretical analysis.It elaborates the connotation,basic theory,characteristics and advantages of mezzanine financing.Second,This paper adopts the analysis of the status quo.It focuses on the financing situation of the real estate.Especially in the current national macroeconomic regulation,it discusses the unique advantages of the mezzanine financing transaction mode and the applicability of the mezzanine financing transaction mode in the real estate based on the comparative analysis of the major financing methods of the real estate.Thirdly,this paper expounds the structure of each specific transaction mode with the combination of practice analysis in the real estate.Through case analysis and empirical analysis the viewpoint of this paper is proposed and demonstrated that the transfer of the investment share income right of the inferior investor can raise ROI after the transfer,that is,the higher the transfer proportion,the higher ROI after the transfer.The innovation of this paper is that a viewpoint is demonstrated through empirical analysis.The viewpoint is that transfer of the investment share income right of the inferior investor can raise ROI after the transfer,that is,the higher the transfer proportion,the higher ROI after the transfer.
