The property management industry has developed rapidly in recent years,forming a corresponding relationship with the development of the real estate market.At present,there are not many specialized property management training institutions in the market,and the SWY property management training institute is one of them.After more than twenty years of development,the college has achieved a certain number of achievements and also has a relatively significant problem.Choosing the college as a research object and analyzing its operating status,existing problems and marketing strategies can provide a certain number of other institutions with the development of the same type and the institutions that try to enter this field.The reference and reference.The study of this paper has a certain theoretical and practical significance.From the theoretical point of view,we use the theory of PEST analysis,five force model,4C theory and so on by western scholars.These theories are applied to the analysis of SWY property management training college and the completion of the marketing strategy.This student is helpful to the western theory.The extension of the scope of the application of the country.From the practical point of view,not only is the SWY property management training institute,but other vocational training institutions have some problems in the marketing strategy.The research puts forward the measures to solve the problems at the same time,and provides some reference for the analysis and optimization of marketing strategy for other training institutions.This paper first introduces the basic background of the research,and makes a literature review at home and abroad.These are the results of previous studies and the basis of this research.From the literature review,we can see that the research on marketing strategy specifically aimed at property management training institute is basically in a blank state.Most of the existing researches are marketing strategies or marketing strategies of property companies.Then this paper analyzes the macro environment,the industry environment,the internal and external environment of the enterprise,the current marketing situation and the existing problems of the SWY property management training college,and highlights the necessity of the marketing strategy optimization.On the basis of the brief introduction of the college,the marketing status,problems and causes of the college are analyzed in detail.On the basis of this,PEST analysis,five force model analysis and SWOT analysis are used to explain the college's macro environment,industry environment,internal and external environment,and the internal and external environment of the existence and development of the college.Constantly changing and combing the current situation and problems in the marketing of the college,it is found that although the college has taken some marketing methods,it has not formed a complete marketing strategy,which will inevitably improve its marketing strategy.Therefore,the optimization of the marketing strategy is inevitable.Finally,based on the 4C theory,the basic path of marketing strategy optimization is put forward,including paying attention to consumers,taking consumers as the base,compressing the cost,improving the utilization rate of unit cost,facilitating the learning and growth of students,optimizing communication strategies,drawing close to the distance of students and so on.The function of these measures also needs some guarantee conditions,including information guarantee,financial guarantee,system guarantee,human resources guarantee,enterprise culture guarantee and so on.Of course,the marketing strategy is the key index that affects the development of the college,but it is not all content.Other aspects such as human resources and strategic management are also very important.As the property management industry is a sunrise industry,the academic circles are not very concerned about it,and the training institutions attached to the property management industry are more concerned and small.It is hoped that this study can further explore the survival and development of training institutions in the property management industry.
