Analysis Of Supply And Demand Status And Demand Forecast Of Office Market In Changchun City

As one of the important components of the real estate market,the office market can truly reflect the economic development of a city.After several decades of rapid development in the office market in Changchun,the entire market system has matured.Changes in the macro economy and policies introduced by the government will affect the changes in the office market and bring certain instability to the office market.Studying the development of the office market is necessary for both the state and the development enterprise.Therefore,it is self-evident to study the current situation of supply and demand in the office market in Changchun.This paper systematically introduces the relevant theories of office buildings,and analyzes the current supply and demand situation of the office market and the supply and demand of the office market in each region from the aspects of supply and demand.According to the analysis,the basic judgment of the supply and demand situation of office buildings was obtained,and the factors of supply and demand imbalance were analyzed from the aspects of policy regulation,land supply and taxation.Four factors including Changchun's GDP,fixed assets investment,tertiary industry added value and real estate investment amount were selected as the independent variables,and the sales area was used as the dependent variable.The multivariate regression analysis method was used to establish the demand forecasting model.The demand function is obtained by the significance test,and the future is judged.Finally,I put forward reasonable suggestions for the high stock status of oversupply in Changchun City.
