Some people think that the inflection point of real estate in China has arrived.Some people think that the real estate bull market in China has not peaked yet.Regardless of the media's vigorous discussion and speculation,for real estate developers,the deteriorating real estate environment and declining profit margins in the industry require face-to-face fact.From the perspective of social environment analysis and urbanization,the process of urbanization will continue in the next ten years,resulting in a sustained increase in the demand for commercial housing.And as people's living standards improve,the requirements for commercial housing also increase.With the trend of the times,the future real estate will change from the investment property to the consumption property,and the rate of asset price increase will decrease.However,there will be structural changes in customer demand,more inclined to own use,so the needs of customers is the next phase of real estate business focus.Real estate model will be a huge change,the essence of change from take mode to operation mode.The core issue has become how to accurately identify the right parcel of customers,how to meet customer needs and customer satisfaction to obtain high-quality customers,how to get enough funds to meet the project construction needs,how to carry out the planning and management to ensure the progress of the development.I believe that the operation and management of commercial housing,cost control is still the focus of the design phase,but the planning stage will guide the direction of design,bidding stage,the implementation phase will fully implement the design results.How to promote the development of real estate more in line with the actual needs of customers and control of development costs is an increasingly important issue.Through reading the literature,this paper analyzes and identifies the influencing factors of the product value and the total cost of each stage of real estate development.Through interviews with practitioners(including investment,planning,design,mining,cost,construction,marketing,property and other professional),Collected more than 100 cases related to the improvement of commercial housing value and cost control.Selected from the several representative cases,focusing on analysis and lessons learned,to study the promotion of commercial residential value in the planning phase of the main practices,and in the design phase,the bidding stage,the construction phase of the main methods and needs to reduce the total cost Attention questions.Based on the housing development has always been profitable,in a very long period of time,the real estate business value is not as good as the cost control so much attention.The key research in this paper is that the commodity residential development enterprises need to consider the classification of customers,the needs of each type of customers and how to meet the needs of different customers in the stage of positioning.In the stage of guaranteeing positioning during design,mining and construction,How to ensure the progress of development and save costs in case of construction level? For the current commodity residential development enterprises to provide more open development and operation of ideas.
