In the process of urbanization in China,with the rapid development of the urban economy and the continuous improvement of industrial and technological levels,a large number of housing construction projects,especially large-scale complex projects,have become an upsurge.However,the long construction period,complicated process,and many units involved in the construction of the construction project have caused various problems between the construction unit,the general contractor,the supervision unit,and the survey and design unit during the construction period.If these problems are not solved on time,the project will be separated from the node during the construction process,causing delays in the construction period,eventually leading to an increase in construction costs and even quality safety problems.In addition,China's construction contracting units have been at a relatively low level.In recent years,with the implementation of the lowest bid winning system in China,the competition among the construction industries has become increasingly fierce.Many construction contractors have continuously lowered their bid prices in order to obtain more cooperation opportunities,together with the construction unit's contracting The various demanding requirements of the business lead to the contractor failing to complete the work on time or even gaining profits or losing money.Therefore,it is very important for the author to read the case of the construction contract in the referee documents of the People's Republic of China,and to look at the cause of the claim for the duration of construction in China's housing construction project from the perspective of the construction general contractor.First of all,t he author discusses the claims,duration claims,and principal component analysis models by reading a large number of domestic and foreign construction period claims related documents.Secondly,from the perspective of general construction contracting,the author reads a large number of civil judgments on housing construction projects,and collects the factors affecting the duration claims caused by non-contractors in China's housing construction projects.Then he compiles expert interview syllabus and interviews with face-to-face people and telephones.Interviews were conducted with authoritative experts throughout the country.On the basis of expert interviews,the initially established indicators are optimized,and eventually the factors affecting the duration of the claim are formed.Third,in order to more accurately obtain the final indicators needed for the principal component analysis,the author initially prepared a questionnaire outline to issue,collect questionnaires and collect feedback information.After rectification,an effective questionnaire was eventually formed.In order to ensure the validity of the questionnaire,the author has issued targeted questionnaires.This paper uses the principal component analysis equation model to process the data.By using the combination of the model and the actual data,the cause of the 30 duration claims is finally divided into pre-construction preparation factors,quality control factors,communication management factors,and design control factors.There are six main component factors,resource control factors and contract control factors,of which the pre-construction factors account for the largest proportion of all factors,nearly one-third.And for these six causes,targeted countermeasures and suggestions.
