In recent years, China’s economic development has been rapid development of,real estate industry is leaps and bounds. Economic activity in the real estate industry have become increasingly frequent, but also increased the demand for real estate assessment The school district house as a kind of new special property, the evaluation of the price are also different from those of the common property.Because the development of society, improve of the living standards,people pay more and more attentions on their children’s education, examples of a famous allusion was that Mencius mother moved three times; nowadays. In order to make children study in famous school, parents invested heavily to buy school district house.For a while,popularing school district housing, housing prices soared. Many developers focus on schools not only close to the real estate as a selling point to promote their sales, and schools provide excellent education by cooperating with the famous school has become the new and important current. At the same time, a lot of second-hand housing seller also use the resources of the school district house to promotion、sales,in order to sell a good price as soon as possible. Therefore, in front of hot of the school district house,how to accurately measure the value of the school district house become an important topic.Because the school district house is a new property, the domestic research on the method for evaluating the school district house is not enough in-depth, mostly theory.And traditional evaluation methods have their limitations, based on the characteristics of the school district room price model research of the evaluation, in order to make up for the inadequacy of traditional evaluation method, makes the assessment result more scientific and more accurate.First of all, is the school district house assessment overview. For the causes of the formation of the school district house and social effect, the factors influencing the school district house price in detail in this paper. At the same time, the traditionalevaluation method: market method and income method、 cost method has carried on the simple introduction, and points out that the traditional assessment method deficiency.Secondly, introduce the Hedonic theory. Introduced the Hedonic theory of basic concept, theoretical basis, assumptions, and comparative analysis the advantage of the price model application. At the same time, the selection of model variables, functional form of the model and the model of estimation and test were introduced.Finally, using the Hedonic theory to research the method of evaluate of the school district house price.This paper takes near kunming Wu Cheng elementary school’s house for example, and combined with the second-hand house information of Sou Fang,integration of the relevant house data and quantified.Finally, use the Hedonic model to analysis and test the overall sample data,quota sample data,quota-free sample data respectively. So assessed the value of the school district house method. And select other trading case to test the model results.
