A Research On Financing Channels For Poly Real Estate

In recent years the country has taken many measures to control the increasingly severe inflation situation,such as strictly control the total amount of bank credit,raise deposit reserve rate,tightening monetary policy.The implementation of these measures and the real estate enterprise loan difficulty of financing from banks and other financial institutions are increasing,to seek diversified financing mode.The transition of China's real estate enterprises gradually from bank loans,issuance of stocks,bonds and other traditional financing mode,began to actively try new financing mode,however,there is still the regulatory policy is not perfect,not reasonable financing risk assessment and other issues.This paper aims to Poly Real Estate as a case,to analyze the financing mode,to explore the characteristics of different financing modes and the environment,through the research and analysis of the actual case,to explore the future of China's real estate enterprises financing road.This article is divided into five parts,the first part is the introduction,describes the background and significance of research,research status,research content,research methods and basic framework of the study.The second part is the overview of relevant theories,mainly introduces the capital structure theory and the related financing theory,which provides the theoretical basis for the case analysis of the later.The third part of the financing of China's real estate enterprises overview,the financing of China's real estate enterprises,the status quo,principles and characteristics were introduced,and the main financing model for comparative analysis.The fourth part is the case analysis of Poly Real estate company profile and development process were introduced,and then introduces the diversified financing mode and characteristics of the poly real estate,the financial situation and the financial indicators of Poly Real Estate ratio analysis,trying to find out the effect of diversified financing modeof Poly Real estate business performance.The fifth part is the summary and suggestions,according to the research content of the thesis is summarized,in our current real estate enterprise financing mode is proposed based on the optimization suggestions,the direction of future research prospects.
