In recent years,the state's macro-control of real estate has gradually strengthened,and it is an indisputable fact that the industry has shifted from "profiteering" to "micro-profit".Although the overall sales volume of the real estate industry continues to grow,the concentration of the industry is becoming more and more obvious,and the competition between the same industry is inevitably intensified.The situation of “strong and strong”has caused many small and medium-sized housing enterprises to face huge Survival pressure and risk of being eliminated.How to "live" in the predicament that profit margins are continuously compressed,the most direct breakthrough is to strive for efficiency in inward cost control.This paper takes the DZ real estate company T construction project as the case study object,takes the real estate enterprise cost control related issues as the starting point,reviews and organizes the current literature related to the subject,learns the theoretical basis related to project cost control,and is based on This research and analysis combined with the actual development of the T construction project provides new ideas and new methods for the continuous improvement and optimization of enterprise project cost control,helping enterprises to achieve the goal of cost reduction and efficiency enhancement,and enhance competitiveness from an endogenous perspective.This paper first introduces the background,purpose and significance of the research,clarifies the content,methods and ideas of the research,and then introduces and defines the relevant theoretical foundations and concepts,which lays a foundation for the case analysis.In the case study,this paper mainly studies the life cycle of the project as the main line of the logic,expounds the general situation of the company and project development,and explains the current situation of T construction cost.This paper believes that although the company has a certain awareness of project cost management,the target cost control method is adopted,and certain control measures are implemented on the cost in each stage,but the cost control effect is not satisfactory.The current project cost exceeds the target cost and the expected income is not.achieve.Therefore,this paper further analyzes and points out the problems in the cost control work in each stage: insufficient feasibility analysis in the early stage of investment decision-making,poor design quality in the planning and design stage,or unscientific review,confusion in planning,and improper selection of recruitment methods.And the weak control of dynamic costs during theconstruction phase.In order to help enterprises improve project management level and optimize project cost control system,this paper starts with the overall idea to optimize the target cost control method,introduces contract planning and responsibility cost,and vertically and horizontally decomposes the target cost,and PDCA cycle The management concept is integrated into the whole process cost control system.As a guarantee mechanism for the operation of cost control activities,the corresponding solutions to the problems existing in the case T construction project in each stage are proposed.On the one hand,it is beneficial to further develop the T construction project.Costs strengthen control;on the other hand,when the company is developing and constructing other projects,it can be used as a guide to predict and overcome the problems that may be encountered in the project cost control process and make up for the existing defects.
