At the present stage,the pace of domestic material construction has slowed down,and the real estate industry has been affected,showing a downward trend.But the local real estate company already has the short plate,the malady has aggravated this unfavorable situation.Inadequate cost control,poor team quality,increased development costs,profit compression,and competitive relationship,etc.,bring new challenges to real estate companies.In order to achieve the survival goal and obtain a competitive advantage position,real estate companies must rely on multiple dimensions to upgrade organizational effectiveness,especially the project cost control chain began to evolve into a key management factor.How to improve the cost control effectiveness of the project by means of optimization measures is the focus of attention of the company.Around this background,the author chooses a real estate company,namely Hengxin Estate Company as a sample object,discusses the implementation of its Hengxin Xuefu project,tries to grasp the law of real estate cost control in the country,drives the entire industry to overcome the bottleneck of construction,and finds ways for new development.This article first summarizes the research results of cost control at home and abroad,highlights the meaning of cost and cost control,and then introduces two major advocacy systems: project management and full-life cost management,and applies it to the cost management process of property market projects.It mainly involves the life cycle stage of the property market project,the task and characteristics of the step-by-step cost control,and the cost control law.The above analysis activities provide reliable theoretical support for the following research process.Second,this paper focuses on the operation of A real estate company,the basic information of Hengxin Xuefu project,the cost structure and configuration of B project,summarizes the current situation of cost control of the project,and selects Henxin Xuefu project to discuss.It also explains the drawbacks of cost control in different cycles,mainly covering the establishment of projects,planning,tendering,starting construction tasks,and completion of the work.Third,around the cost control board revealed by the Henxin Xuefu project,through the full life cycle perspective,optimize its cost control mechanism,integrate all project chain nodes into the control system,and give the implementation suggestions and improvement strategies for the subdivision steps.Furthermore,this article discusses the period,according to the characteristics of the internal financial and business departments of the real estate company,summarizes the related drawbacks,tries to coordinate the work of the two major departments,and implements the project cost control plan through the sound organization mechanism.Through the above chapters,from the perspective of real estate projects,this article summarizes more meaningful cost control plans,in order to drive A company to implement real estate project construction plans scientifically,provide effective reference materials to other real estate companies,and highlight market competitive advantages.At the same time promote the whole industry cost control ability upgrade.
