The development of rural tourism is an effective path to achieve rural revitalization and rural industrial structure transformation.As a critical section of rural tourism structure rural lodging plays a positive role in promoting the development of rural tourism economy.For the past few years,rural lodgings has developed rapidly from concepts to developments,with the influx of capitals and beneficial policy supports,there have a series of problems such as poor reception competence,not standardized software and hardware facilities,large regional developmental difference of rural lodgings,unclear long-term development concept for rural lodgings,chaotic rural lodgings management etc.How to promote the development and operation mode of rural residential accommodation and solve the existing defects of rural receptive tourism products.It is a problem to be solved in the development of rural residential accommodation to create three comprehensive rural tourism brands of "rural employment,rural residential accommodation and rural tourism industry".Based on the theory of customer satisfaction and the actual investigation,this paper analyzes the key factors that affect the satisfaction of the residents to the rural accommodation through the comparison of the rural residential workers and scholars in the field of rural residential accommodation,based on the theory of customer satisfaction,and combined with the actual investigation.And according to the key factors as the role of improving the level of satisfaction of rural residents,put forward the operation and development strategy of rural residential accommodation.The first step is to define the concept of rural residential accommodation through the study of domestic and foreign literature and summarize the main influencing factors of the development of rural residential accommodation on the basis of the former research so as to lay a foundation for the construction of the first-level index system.The second step is to construct and revise the satisfaction degree,evaluation model and index system.On the basis of the theory of customer satisfaction,according to the theory of expectation difference,this paper puts forward the key factors that affect the satisfaction of rural residential customers,puts forward the research hypotheses,and modifies the factors by using multiple regression analysis.In the third step,the satisfaction scale is constructed according to the key factors affecting the satisfaction of rural tourists,and the valid data are collected,the validity analysis and factor analysis are carried out to demonstrate the rationality of the construction of the key factor model,and the conclusion is drawn.The fourth step is to analyze and summarize the reasons that affect the development of residential accommodation in rural areas,and put forward the strategic suggestions to promote the development of residential accommodation.Through the research and analysis,the key factors affecting tourists' satisfaction with rural residential accommodation are the cost-effective ratio,residential culture,service quality,rural environment,brand marketing,and so on.Among them,whether tourists' expectation of accommodation is satisfied has a direct impact on the satisfaction of rural accommodation.On the basis of this,the author puts forward some suggestions on the development of rural residential accommodation.On the one hand,it is necessary to improve the perceived quality of rural lodgers,including the upgrading of hardware and software facilities for residential accommodation;On the other hand,it is necessary to reduce the gap between customer expected value and actual perception,including building house brand,formulating reasonable marketing strategy and establishing two-way communication mechanism in order to improve the quality of rural accommodation.
