| In recent years,with the rise of the real estate market,the registration of housing property management work will be carried out accordingly.Compared to more perfect city housing registration management,rural housing(referred to as farmhouse below)has no clear registration agency certification countries,so it brings out the farmhouse dispute continuously,and it is not conducive to safeguard the order of rural housing market.Housing registration management involves lots of space attribute data,traditional means and methods can not effectively analysis and management,this has made it necessary for us to introduce related technology to manage the farmhouse,with the development of GIS technology,provide technical support to solve related problems in the registration and management of rural housing.Based on this,this paper introduces the theory of housing registration administration combined with GIS technology,build the house property right registration and management mode,put forward the integration of house property registration management system based on GIS construction,for the example of jinshan district in Shanghai,design the house property registration management system,to solve the problems of the existing housing property registration and management now.In this paper,on the basis of the understanding of domestic and foreign research on housing,we discuss the system of rural property first,put forward the concept of the farmhouse and its classification,perfect the system of building property right registration,clear the principle and content of the farmhouse,mean while,dicuss the inheritation problems of farmhouse.Through to clear the housing registration management work content,analyzing the characteristics of the housing registration management business workflow and data characteristics,understand the general situation of the real estate registration management system existing in our country,construct the house property right registration management model based on GIS,take its advantages in building of surveying and mapping,the space technology,query statisticsand etc,to have the building integration of data integration,business,technology and services.on the basis of the above analysis as the foundation,ccording to the demand analysis of the system,discuss the technical requirements,the overall design,database design,to achieve the design and development of this system.Secondary development of GIS system with component technology and spatial database technology as the foundation,on the premise of the Visual inheritance development environment of Visual Stutio 2010 embedded ArcGIS Engine 10.0 component to the development of the system,use the most popular language C#,for related spatial and attribute data,use a relational database SQL Server 2010 for storage and management.Finally,in the thesis shows the property right registration information for the farmhouse,query statistics and spatial analysis etc,present the spatial information and attribute information through the diagram text presents.The most important function of the system is to applies GIS technology into house property right registration management system,more scientific and practical,Approval for the farmhouse,inheritance,explore the problems of the super size specification for housing registration,Through the management of registration information,it can more intuitive to understand farmhouse,reduce the dispute over the unclear and unknown property right.From the theoretical level analysis,conpare to the software in market of real estate management now,the system not only has the advantages of the common property management software,but also according to the management process to design typically.Practice has proved,applied in jinshan district of Shanghai,can meet the needs of registration and management work,verify the feasibility of the system,and to a certain extent,improve the efficiency of the registration and management. |
