With the continuous prosperity of real estate,commercial banks are also operating credit risks while providing credit support to the home buyers.The participation of commercial banks makes the property of real estate more and more financial,and commercial banks are more inclined to the field of housing loans in the direction of personal loans.Commercial banks have exposed the problem of light weight while occupying the mortgage market.In order to complete the indicators,to pursue performance,to risk management,to leave behind risk management,and ultimately to lead to a surge in non-performing loans,affecting the quality of credit assets.Therefore,managers must have sufficient knowledge and attention to credit risk.The quality of credit risk management determines whether commercial banks can operate smoothly and whether the quality of credit assets is healthy.This paper studies the risk management of personal first-hand housing loans with the behavior of the South Bank of Changchun City,and provides a reference for commercial banks in the field of personal first-hand housing loans.Starting from the research status of domestic and foreign countries,this paper introduces the theory of credit rationing,the theory of ex ante asymmetric information,the theory of post-asymmetric information and the morphological theory of credit risk,which lays a theoretical foundation for the subsequent research of the thesis.In the analysis of the domestic status quo,the research theory is divided into four aspects,namely,the research on the reasons for the formation of personal housing loan risk,the research on the risk type of personal housing loan,the research on the risk control of personal housing loan and the empirical research on the risk of personal housing loan..This paper briefly introduces the basic situation of the Chengnan Sub-branch and then conducts research based on the theoretical basis of risk management.Firstly,a qualitative analysis of the personal first-hand housing loan risk of the Chengnan Sub-branch was carried out,that is,the risk was identified,mainly identifying credit risk,market risk,liquidity risk and operational risk.Secondly,a quantitative analysis of the personal first-hand housing loan risk of the Chengnan Sub-branch was conducted,mainly from the perspective of risk assessment.Finally,based on the results of the assessment,the problems in the credit risk management of the Chengnan Sub-branch were identified.Through the actual work,this paper analyzes the existing problems one by one,finds out the root causes of their existence,and deeply studies the actual development of the existing business according to the principle of problem-oriented,and proposes targeted improvement measures.From the aspects of strengthening the identification of borrowers,improving the management of employee behavior,and the construction of credit management system,innovative improvement measures are proposed to provide reference and theoretical support for the credit risk management of Chengnan Sub-branch.
