With the country's increasing support for the economy in ethnic areas,economic development has led to the prosperity and development of the real estate market,the scale of individual first-hand housing loans of commercial banks has been increasing,and the credit risk has gradually emerged.As the personal first-hand housing loan of banks is usually a medium-term or long-term loan with a loan term of 5-30 years,the change of the borrower's income source,the change of credit level,the change of the real estate market,and the change of relevant policies will bring potential risks to the commercial banks.As the main asset business,personal first-hand housing loan bears the double pressure of increasing bank profits and controlling risks.How to change the management mode of personal first-hand housing loan from extensive to refined is an urgent problem for commercial banks.In recent years,the development of personal first-hand housing loan of Xiang Xi branch of bank A has stepped onto the fast lane,and the loan balance has multiplied;but at the same time of business development,the problem of loan quality has gradually exposed.In recent five years,the average annual growth rate of personal first-hand housing non-performing loan of Xiang Xi branch of bank a has reached 29.31%.If the loan risk is not controlled in time,it will affect the credit of Xiang Xi branch of bank a Business and even normal operation cause huge negative impact.Therefore,it is necessary to find out the main risks faced by Xiang Xi branch of Bank A and conduct in-depth research,and put forward targeted and professional countermeasures and suggestions based on the research results.This paper analyzes the development of personal first-hand housing loan business in Xiang Xi branch of bank a through comparative study and case analysis,and identifies the main risks faced by the bank,including operational risk,risk of inadequate management of the developer,market risk and credit risk.Through inductive analysis and empirical analysis,the specific risk factors are selected.According to the personal first-hand housing loan data of Xiang Xi branch of bank a from 2010 to 2019,a binary logistic regression analysis is carried out.The results show that the higher the annual income of the borrower,the longer the loan term and the higher the proportion of down payment,the lower the probability of default;the higher the probability of default of the male borrower than the female borrower;and the higher the loan People's marital status,education level and work unit have no significant impact on the probability of default.In view of the research findings,we put forward countermeasures and suggestions in a specific way: strictly check the borrowers' pre loan investigation links,strengthen the comprehensive management of the personnel and customer managers of the lending centers,intensify the work of changing the certificate,strengthen the management of the developers,and accelerate the reform of the individual loan business mode,so as toguard against internal risks and external risks.The countermeasures and suggestions put forward in this paper can provide effective reference and theoretical support for the credit risk management of bank a,Xiang Xi branch,which is not only conducive to the stable operation of bank a,Xiang Xi branch,better serve the economic and social development of ethnic areas,but also has certain reference significance for other financial institutions of the same industry.
