Research On The Model Of Building A Smart Community By X Property Management Companies

In recent years,with the development of next-generation information technologies such as the Internet of Things,cloud computing,and mobile Internet,the construction of smart communities is in the ascendant.Since 2010,China has begun to implement the plan to build smart communities.In 2014,the Ministry of Housing and Urban-Rural Development drafted "Guidelines for the Construction of Smart Communities" and began to vigorously promote the development of smart communities.In the"Guidelines for the construction of smart communities",property management is one of the important construction contents.With the development of smart communities from concept to practice,the construction of smart communities will bring new opportunities and challenges for the property management industry.In previous studies,although property management research began earlier,there has been less research on the issue of property management under the background of "wisdom community" construction.Therefore,research on property management model innovation under the background of "wisdom community" construction will enrich the theoretical research on property management on the one hand,and it can also be used as a practical research on the other hand.This study has certain theoretical and practical significance.This article chooses X property management company as the research object,and uses the methods of literature research,interview analysis,questionnaire survey,normative research and empirical research to study the property management of X company.First of all,the paper combs theories related to property management,including integrated property management,public management theory,principal-agent theory,etc.The paper defines concepts related to smart communities,including the concept and characteristics of smart communities,content framework and characteristics of smart community building.Second,the paper analyzes the status of X company 's property management.Third,questionnaires,typical case analysis,internal data collection and other methods are used to analyze the problems of X company's property management,reasons are analyzed.Finally,the connotation,value,functional requirements,performance requirements,and system architecture of X company's property management model innovation under the background of smart community construction are put forward.Based on this,a detailed explanation of X company's property management model is proposed,including the infrastructure layer with Internet as its core,the platform layer with information integration and data management as the core,the application layer with the property management service as the core,the presentation layer featuring the cross-screen full-network cross-platform,and the security system with industry standards as the core.The research provides a reference for property management practices.
