As one of the most important pillar industries of tourism development,tourism accommodation industry has achieved scale growth in recent years,driven by the rapid economic growth and the rapid development of tourism industry in China.As an important development center of China's economy,Shanghai has been playing an increasingly important role in urban tourism and economic development with the continuous improvement of internationalization and rapid economic development,and the rapid growth of tourism and accommodation industry.Selecting the main urban area of Shanghai as a case study area,studying the spatial differentiation of accommodation industry performance and analyzing the spatial distribution characteristics and influencing factors have important theoretical and practical significance for enhancing the competitiveness of metropolitan tourism and optimizing the industrial layout.Room price is an important indicator of the operating performance of tourism accommodation enterprises and an explicit indicator of the operating level of the accommodation industry.In this study,where to go net is used to classify accommodation according to room price.The basic information of 2656 hotels including star-rated hotels,economic hotels and social hotels in the main urban area of Shanghai is collected by Octopus collector.The average value collected by three networks is used as the housing price data of accommodation industry.Using Geo Da,GeoSharp V1.0 Baidu Map POI data acquisition function and Arc GIS 10.3 spatial analysis tools,this paper carries out spatial pattern analysis,studies the spatial evolution characteristics,explores the spatial differentiation law of housing prices,and analyzes the micro-mechanism of spatial differentiation pattern formation ofindustrial performance.The results are as follows.(1)In the spatial pattern of accommodation industry in the main urban area of Shanghai,in the past 20 years,from the initial point-axis development pattern of "point-scattered,central agglomeration" to the current grid pattern of "multi-centered,three-ring series-axis,network-plane",the spatial distribution pattern of multi-center,multi-axis and multi-district industries has been formed.(2)The housing price of accommodation industry in the main urban area of Shanghai is in a strong agglomeration state as a whole.The spatial agglomeration intensity of housing price of different types of accommodation industry is different in some regions.Economic hotel industry has the strongest spatial agglomeration,followed by star-rated hotels,while social hotel industry as a whole is still in a weak state of agglomeration,and the agglomeration characteristics are not significant.(3)Generally speaking,the price of residential housing in the main urban area presents the characteristics of "one pole,multi-core" spatial layout.The extreme value of hotel room price appears in the Bund of Puxi and Lujiazui of Pudong.There are four price extremes in the sub-peak area,namely,Xujiahui,Yan'an West Road,Nanjing West Road and Disney Area.In addition,in Hongqiao Hub,Minhang City,Shanghai South Railway Station,University Park,Pudong Expo Center,there are some price bumps,and in the periphery of the city there is a group price distribution.(4)The residential housing price in the main urban area presents an inverted U-shaped curve distribution in all directions.The regional spatial difference of the residential housing price is large,showing a general spatial pattern of "high in the middle and low around the south,high in the north and low in the north".Based on the city center,the hotel price in the central area of the city is the highest,and the overall price in the south is higher than that in the north.This is related to the distribution of logistics industrial parks in the north,with limited consumption capacity.(5)The price distribution of accommodation industry in the main urban area is not balanced,and the space changes greatly.From the spatial point of view,the price contour distribution of passenger housing is "west to east,south to north".In the central part of Puxi City-Hongqiao Junction,the first-line isoline is denselydistributed,which indicates that the price varies greatly.There is a "vacuum zone" in Jinqiao area in the northeastern part of Pudong,and the price distribution varies little evenly.The price changes in the southern Disney and Zhoupukangqiao districts of the main urban area are also larger than those in the northern logistics park.(6)Establishing OLS linear characteristic model and GWR geographically weighted regression model,the analysis found that the GWR model fitting degree(R2)of hotel room price is better than OLS linear regression model.From the regression results of GWR model,it is found that the spatial distribution of hotel room price is influenced by many internal and external factors,such as grade,operating time,scale,network emotion,commerce,transportation,exhibition,school and so on.The hotel grade has the most significant impact on the hotel price in the main urban area.In theory,this study expands the research perspectives of geography,tourism and management,enriches the research contents of economic geography,tourism geography,urban geography,tourism management and other related disciplines.In practice,the spatial database of accommodation house price in Shanghai is established by using Arc GIS 10.3,and the spatial distribution characteristics of house price are directly visualized.The analysis has certain guidance and reference significance for the location selection of accommodation enterprises in metropolitan areas and the optimal layout of industrial space.
