In recent years,the government has insisted on the general tone of "the land for the city",and the research on the spatial distribution of commodity housing prices has pointed out the direction from the macroscopic perspective.Tianjin central area is the earliest and most perfect area for the development of commercial housing in Tianjin.The price of commercial housing is also a hot spot in recent years.The study on the spatial differentiation of commercial housing in the downtown area of Tianjin can be used as a reference for the regulation of the government real estate market and urban spatial planning.Based on the relevant literatures at home and abroad,combined with relevant theoretical methods,this paper analyzes the real estate market in Tianjin,the spatial distribution of commercial housing in Tianjin,the price level of commercial housing the factors affecting the spatial differentiation of commodity housing prices in Tianjin.On the basis of this,a quantitative study on the spatial distribution of commodity housing prices is carried out around the central city.Collect relevant data of commercial housing,select exploratory spatial analysis to test and determine the data,and use ordinary Kriging interpolation method to obtain the interpolated map of the price of commodity housing in the central area of Tianjin,with three-dimensional space stereograms and contour maps.Divided into different sectors(Central section,New Meijiang section,South Station section,Liuyuan,Tiebei Road section,Tiangang Liulin section,other sections)to analyze the price characteristics of commercial housing in central Tianjin,and draw Tianjin The spatial differentiation of commodity housing price in the central city:On the whole,the price of commodity housing in Tianjin showed a decreasing gradient with irregular gradients,and the core-edge structure was clear.The price difference of commodity housing was significant.The overall price of housing was high in the south and low in the north,and the pattern in the west was high in the east.The river plate is the sub-extreme area;the commodity house price contour is dense and sparse,and the southwest is densely populated in the northeast,indicating that the internal difference between the city center and the southwest is greater than that in the northeast;the decay direction of the commodity house price is basically consistent with the direction of the traffic trunk.From the center to the periphery,there is a group extension,and there are cases where different groups are mixed and symbiotic;Hai River has a certain influence on the price distribution of commercial housing but has no absolute influence.Finally,based on the spatial distribution characteristics of commercial residential buildings in central Tianjin,combined with urban space theory,supply and demand theory and regional development conditions,the corresponding policy recommendations are put forward.
