With the acceleration of urbanization process,the degree of intensive land use has been increasing,and the use of underground space of land has become more and more.Accordingly,the demand for evaluation of land use right in underground space is also increasing,but there is still a lack of relatively mature evaluation system and methods for underground space in China.In order to refine the evaluation of the use right of underground commercial space,it is necessary to build a perfect evaluation model for the continuous development of single-built underground commercial space.Through investigation,the main influencing factors of the value of the right to use underground space are analyzed,and the influencing factors are classified according to the horizontal and vertical directions.According to the characteristics of the usufruct of the single-built underground commercial space,rent is its main way of income,and the single-built underground commercial space generally depends on special factors to increase its value.Therefore,the value of the usufruct is divided into two parts: general value and special value.Combining with the current situation of underground commercial space use right evaluation in China,this paper analyses the limitations of each evaluation method,mainly uses the evaluation idea of income method,combines market method and floor utility ratio model,and uses statistical analysis method to establish a single-built underground space use right value evaluation model.Through the case study of Subway Style in Beijing,it is found that the revised income method model is operable in evaluating the value of the use right of the singlebuilt underground commercial space;the utility ratio of the use right value of the singlebuilt underground commercial space should be different according to the different levels,different uses and the degree of contact with the surface,but can not be determined as the same level in general.
