Floor Area Ratio as the main index on the control of land use is of great consequence in urban planning, it is one of the key factors having an effect on the land value, which can cause the great fluctuation because of its variety. The influence of the Floor Area Ratio on the land value and its quantitative analysis have always been being the difficult problems to answer in our current evaluation work of urban Basic and Standard Land Value. At present, many problems have exposed during our Basic and Standard Land Value evaluation, because of the unwareness the unclear of the function mechanism and rules of Floor Area Ratio influencing on the land value, which makes a lot of problems appear during the adjustment grid's workout and application. Accordingly, the writer has a dwell on the problems above all and then gives us a better answer.The emphases of this thesis are as follows:1. Elaborating the connotation and characteristics of Floor Area Ratio.2. Analyzing the function mechanism and rules of Floor Area Ratio influencing on the land value.3. Proposing the principles of establishing the Floor Area Ratio Modification Coefficient.4. Putting forward that the work such as the year adjustment, date adjustment and land quality adjustment should be done before regression analysis so that the influence resulted from the other factors on land price can be diminished to the least, even can be avoided.5. Finally, on the basic of the above analysis, the writer takes commercial land of Yangzhou city as an example, builds the statistic regression model of Floor Area Ratio Modification Coefficient according to land grade or homogenized zone, and then selects the best one from many calculated models according to R-value and R~2. At last, the writer gives us a comprehensive analysis about the rationality and veracity of Floor Area Ratio Modification Coefficient according to the real situation of Yangzhou land market.
