With the implementation of tax reform policy in our country, it not only achieve the goal of expanding the share of central taxes, but also leave local government a huge shortfall which arises between the local financial revenue and the local expenditure. In order to deal with the situation of property and power asymmetry, local authorities made the implementation of the land finance get started. In such a background, the land prices keep along the rising trend. Considering saving cost and improving development efficiency, real estate developers start working on mining the value of underground space, the development and utilization of underground space gradually appears in the public eye. But, due to the lack of perfect legislation management and assessment, which makes it hard for the evaluation of underground space, then lead to the development of underground space bottlenecks.This paper, taking Wuhan 15 underground commercial property as evaluation object, covers 3 levels of the Wuhan city commercial land. First, by the standard land price of present general correction method, Through a series of correction, Finally it is concluded that the underground space of land price evaluation object.Then, using the method of income, on the basis of existing theory, to after-sales return contract for template, combined with life cycle theory to simulate the four rental growth mode, through the market investigation and appraisal institutions appraiser’s score on the samples, this paper gives samples weight whose possible growth model including 4 classes. It is concluded that the underground space of commercial real estate investment value.Finally, through the SPSS software, by comparing and analyzing the underground space of land which is through the two methods to calculate out.
