As a basic industry,a leading industry and a comprehensive consumer industry of the national economy,the real estate industry has become an important component of China's national economy and an important growth point after more than a decade of rapid development,directly affecting the lives of our economy,society and people.The mode of growth is characterized by focusing on speed and scale,showing a shift towards efficiency and quality.As China's economy enters a new normal and the macro-control policies of real estate continue to deepen,the real estate market environment becomes more and more complex,and the traditional real estate industry development model has undergone major adjustments.Scientific and effective real estate marketing strategy has become the key to the success of real estate projects,and is also an important part of the survival and development of real estate enterprises.This paper takes the marketing of Harbin DA Real Estate Company L project as an example.Firstly,based on the real estate marketing theory,through the application of SWOT and other analytical tools,the system uses a comprehensive and multi-angle approach to analyze and judge the national policy and market environment.Through comprehensive analysis of relevant cases,taking the in-depth exploration of the value needs of potential customers as the fundamental,and taking the customers' needs as the starting point,it scientifically positioned the L project reasonably.Secondly,through research,analysis,judgment,and segmentation of the market,the specific implementation measures for the product price,marketing channel,marketing concept and marketing model of the L project are determined.Thirdly,with the concept of“whole landscapes entry”,it will use innovation and strive to create a platform landscape and the ultimate experiential marketing concept as an entry point.By strengthening customers' participation and interaction,it will achieve products and customers engagement and determine the marketing strategy combination of the real estate project,achieving the sales target of the L project and the strategic goals of the DA real estate company.Through the discussion of the successful experience of the marketingstrategy of L project,this paper deeply analyzes and studies the multi-marketing strategy of real estate projects,and makes marketing models and marketing mechanisms that meet the market demand for real estate projects.At the same time,using the modern marketing strategy of the real estate industry,researches on the marketing strategy and marketing model of the real estate market has effectively guaranteed the real estate products to enter to the market.It provides a certain theoretical and practical value for the real estate developers to develop scientifically,and maximize the economic and social benefits,which has guiding,applied and referential significance.
