Under the new normal,if medium and small-sized real estate enterprises want to live or stand out,they should change from inside out,Compared with assets heavy strategy,asset light strategy is lower input,lower risk,higher leveraged,higher returns,higher standardization and specialization.In recent years,asset light strategy get more and more attention from the real estate industry,some large real estate enterprise try to shift asset heavy strategy to asset light strategy.But the medium and small-sized real estate enterprise are weak at brand,operation,marketing and financing,so they are more harder to transfer to asset light strategy.Focus on how the medium and small-sized real estate enterprises change the operation to asset light strategy.Firstlly,I analyses the differents between asset heave and asset light strategy in order to provide theoretical basis.Secondly,through the analyse of the real estate industry and the operating status of real estate enterprise in our country,I conclude that asset light strategy is conducive to the development of the medium and small-sized real estate enterprises in our country.Thirdly,I analyse the typical of medium and small-sized real estate enterprises-Fantasia Group,which is trying to change the strategy to asset light.Finally,I put forward some suggestions for medium and small-sized real estate enterprises.
