After thousands of years of development,the function of number is not only limited to counting,with it is interwoven with different languages,cultures and religious beliefs in the process of dissemination,it also carries unique cultural information in the region.The cultural phenomenon of people's preference for numbers is the main manifestation of its cultural function.The tradition of number culture is deeply affect people's economic life and is reflected through daily economic behaviors and prices,such as the high price of Geely license plate numbers and the preference for "88" and "168" in the amount of Alipay red packets.These phenomena indicate that number preference has penetrated into people's economic life and is influencing people's consumption decisions,developers' pricing and marketing strategy formulation.Therefore,whether there is number preference behavior in the housing market is that we want to study.The research takes number preference as the breakthrough point,combines traditional number culture and housing market to discussing the differences in demand for number preference among different house-buyer groups.First of all,the relevant literature on housing price influencing factors and number preferences is summarized,the research trend of housing hedonic price at the present stage is sorted out,the deficiencies of the research on the influence of number preferences on housing prices are summarized.Second,the research objects and research methods are clearly defined through the analysis of concept definition,carding Hedonic Price Theory,Preference Stratification Theory and psychology related theories,drawing on the research status of other markets on number preferences.Finally,13 housing characteristic variables,4 time control variables and 6 regional control variables are selected based on literature analysis,that are used to construct a total sample characteristicprice model.The influence of number preference and building characteristics,neighborhood characteristics,location characteristics and number preference on housing prices is analyzed.According to the demographic characteristics of housing groups,such as gender,age,Source of household registration and motive for buying a house to subdivision market,the number preference differences of different housing groups are emphatically analyzed.The main conclusions of this paper are as follows:(1)base on the total sample model,the floors number ending with 4 or 8 affect the housing price significantly.Among them,the housing price of floors ending with 4 is 0.8% lower than normal floors,while that ending with8 is 0.9% higher than other floors.(2)From the perspective of the market segmentation,the influences of floor numbers are different on different groups.Specially,buyers aged between25 and 65 with household register in Guangdong Province and buyers with improved demand prefer floors number ending with 8,while buyers are female or age 66 who are more likely to avoid floors number ending with 4.In addition,the empirical results show that housing prices is in the rising trend from 2013 to 2016 in Guangzhou.
