With the rapid development of urban rail transit,this mode of transportation has gradually become the main part of the rapid passenger transportation system in major cities due to its advantages of large volume,fast speed and low price.The development and construction of urban rail transit can enrich people’s travel modes,reduce people’s travel time and transportation costs,and bring significant external economic effects,which have a profound impact on the value of real estate along the line,the pattern of surrounding land use,layout and opening intensity.For the comprehensive urban transportation system,the construction based on urban rail transit can significantly improve the traffic accessibility of the regions along the line,thus bringing important influence on the regional economic pattern along the line and even the change of the overall urban spatial form.A large number of studies at home and abroad show that the affected areas along urban rail transit in different development stages range from 500-2000 m,and there are some differences between different cities.At the same time,the influence of the track lines in different life cycles on the surrounding circles is different,which directly affects the form of land development and utilization.Therefore,it is of great significance to carry out specific empirical research on hefei,which is building a "public transportation city".This study is divided into two levels.One is an empirical study on the impact of urban rail transit on the value of real estate along the line.Is another level of different time and space under the effect of hefei city rail transit site into the surrounding land use patterns,the research objects were selected in hefei are at different stages of development of rail transit line 1,3,6 typical residential site surrounding land development and utilization,in combination with TOD mode analysis site surrounding land land function adjustment,the strength of development and the development timing optimization,implementation domain,the maximization of benefits of land use.In the former level,the Hedonic model and GIS spatial technology are combined for quantitative analysis,while in the latter level,the results of the former analysis are used for qualitative optimization and adjustment of land use.The logic relationship between the two is close.The main conclusions of this study are as follows:(1)The time effect of rail transit on residential housing prices along the line.There are differences in the impact of rail transit in different development stages on housing prices along the line in hefei.For each 100 m residential real estate project away from the site of line 1 in the operation period,the project price drops by 165.9 yuan per square meter.For every 100 m increase in the nearest station of line 3 from the construction period,the average price of the project will decrease by 97.9 yuan per square meter.For every 100 m increase in the distance between the real estate project and the nearest stop of line 6 in the planning period,the housing price will decrease by 56.9 yuan per square meter.(2)The spatial effect of rail transit on residential housing prices along the line.At a different stage of development along the rail transit lines of residential space of the price differences influence,in the operation period of rail line 1 range within 1000 m of space around the site is more significant,the influence of construction rail line 3 to 1200 m away from the site within the space range is more significant,the influence of the planning phase of the rail line 6 is only the site around 800 m within the scope of the regional house prices influence is more significant,and the same rail transit routes prices within the scope of influence of different spheres of significant differences.(3)Optimization strategy of land use around residential sites in different periods.Based on the effect of the different life cycle line combined with site TOD envelops function layout mode,respectively to the planning phase of Guang De road station station within 800 m domain,the construction of huainan road station station within 1200 m domain,long operation period of huai domain within 1000 m stand made the adjustment scheme optimization of land use,the site is given different influence area of land replacement,block road network encryption,land development intensity index and construction guide strategy,can realize the construction of rail transit lines and the surrounding land use planning,the road traffic design,"trinity" land use benefits.In this paper,the comprehensive analysis of different development periods along the rail transit to extent and scope of residential property value,and combine the results of quantitative analysis of TOD theory,puts forward the urban rail transit construction and site surrounding differentiation interactive development model of land resources,to achieve maximize the benefit of land use along the urban rail transit project,in order to priority to the development of hefei with rail transit as the backbone of public transport network,realize the strategy of urban transportation,at different stages of development of urban rail transit and land use along the lines of collaborative planning and integrated development and provide decision-making reference.
