In the development of real estate industry,a large amount of capital is needed.Therefore,real estate enterprises have become one of the important loan customers of commercial banks.The interest income of loans has created huge profits for commercial banks.But in the development of real estate economy,structural excess and overinvestment gradually appear.Therefore,the State implements necessary macro-control on the development of real estate economy,and commercial banks are the first to bear the brunt of this phenomenon.Tightening the credit scale of the real estate industry has become the main macro-control means,regulating the development of the real estate industry by regulating the interest rate level and loan scale of commercial banks.The state's macro-control policies have been constantly adjusted and changed with the needs of economic development.The real estate industry is facing fierce competition,and the financing of enterprises is difficult.Under the background of the increasingly complex development environment of the real estate credit market,this paper analyzes the present situation and existing problems of the loan business of the real estate enterprises of the Heilongjiang Branch of Bank T in combination with the actual cases.The purpose is to analyze the causes of the existing problems from the existing main problems,and finally put forward some suggestions to promote the blackness.Longjiang Branch real estate business loan business development countermeasure suggestion.At present,the industry environment,policy environment and enterprise financing environment of T Bank Heilongjiang Branch are complex.This paper analyzes the scale of real estate loan business,the credit status of customers and projects and the internal control mechanism of Heilongjiang Branch.On the basis of the development of the branch business in Heilongjiang Province,some problems existing in the current business development are concluded,including the lack of strict auditing of customer qualifications,asymmetric information between banks and enterprises,incomplete understanding of the credit status of banks to enterprises,the lack of a sound real estate enterprise loan business guarantee evaluation system and risk management.These problems affect thecapital supply of enterprises and the default rate of bank loans,which is an important threat to the development of Heilongjiang Branch.Therefore,from the perspective of promoting the development of the credit business of the real estate enterprises of Heilongjiang Branch of Bank T,this paper puts forward that in the development of the business,we should strictly implement the standards of customer access to control the qualifications of the customers,fully collect the relevant information inside and outside the enterprises,strengthen the post-loan management work,establish and improve the internal risk management and control computer of the branches.System and other important development countermeasures.
