The forward-moving of China urban revitalization so call “three-old transformation” has been bringing Dongguan city great opportunities.In the mean time,it's a developing process full of challenges and opportunities,because the property developers are facing many challenges when processing a “three old transformation”,for example,the demolition & migration,market positioning,developing positioning,product composition,etc.The Long After Cuilong Bay project as is one of “three old transformation” project,to make this project successful,that's very important this project should fit customer's demand and the price should be reasonable.So,it is necessary for property developer to have deep exploration and research on the project strategy and design.Long After Cuilong Bay project is a benchmarking project for the renovation of "three oldies" in Dongguan real estate market.In this paper,we will conduct an in-depth analysis on the project reformation of Long After Cuilong Bay and summarize the strategy and designed method for the "three old transformation" projects,to make the best selling and create big profit for company,it can provide ideas and methods for the further company projects.In this paper we firstly go through the general information of Long After Cuilong Bay project details,introduce the company background,the design management ability,the project set-up background,and the strengths of Long After group;and then base on the previous feature of Cuilong Bay area,the urban programming request from Songshan lake government,conjointly analyze the with the environment of Cuilong Bay project,including the domestic political and economic environment,Dongguan political and economic environment,industry environment,consumer buying behavior analysis and the marketing analysis of Cuilong Bay surround area,to draw a conclusion of the project strategy and composition of Cuilong Bay,to manage the overall planning and layout,including the functional planning,road planning,greening planning,site elevation planning,project design sketch,single residence design,house unit design and the greening design management.Through the design management,we use Quality Product Build Up Beautiful Life as guiding ideology,stick to People Orient principle,using the classic Three Longitudinal Zones Architectural Design,to design a high-quality product that meets market request,meets consumer desire,meets consumer pricing expectation.Also,we use the guarantee measures of product design-management to make sure the design purpose and marketing positioning are carried out.
