At present,the Chinese economy has entered a stage of steady growth.The state has continuously introduced new regulatory policies to strengthen control over the real estate industry.Under the influence of the concept of “staying and not speculating”,consumers' demand for the real estate market has become more rational.The problems facing the real estate industry now include: the loss of land dividends,the increase in land acquisition costs,the decline in product premiums,the squeeze of profit margins,and the difficulty of financing due to policy tightening.In the past,the rapid development of the real estate industry has ceased to exist.The situation of small and medium-sized housing enterprises that do not have the advantages of scale and capital is even more difficult.In the past,housing companies have relied on heavy asset operation to achieve rapid development.However,under the new situation,this model is difficult for the housing enterprises to achieve longer-term development.The transformation of real estate enterprises,taking light asset operation path,and exploring the light asset operation mode suitable for the industry background and the company's own characteristics have become the focus of housing reform.This paper mainly uses literature summarization,case analysis and quantitative analysis to conduct research.First of all,this paper summarizes the research status and theoretical basis of heavy assets and their operating models,light assets and their operating models,and real estate light assets operating models.Then,from the four aspects of social,economic,policy and technical environment,it analyzes the development background of the real estate industry,and at the same time sorts out the survival status of small and medium-sized housing enterprises,and illustrates the necessity of housing transformation.At the same time,it introduces three typical paths of real estate transformation to light asset operation,and focuses on the operation mode,basic principles and typical cases of “small stock trading”.Based on the above research,this thesis selects Landsea Green Group as the research object,and uses it to represent small and medium-sized housing enterprises,analyzes the background,motivation,operation mode of “small stock trading” and supporting measures of light asset operation.After that,through the analysis of financial characteristics,financial indicators,EVA economic value added analysis and non-financial effect analysis,the evaluation of Landsea light assets operation mode was carried out.The operation of the “small stock trading” mode requires certain preconditions.This paper focuses on the conditions for Landsea to successfully implement the “small stock trading” model.Finally,summarizing the research results,put forward targeted suggestions for small and medium-sized housing enterprises to use the "small stock trading" model to transform the light asset operation mode.After conducting the research according to the above ideas,the following conclusions can be drawn:(1)The transformation of the real estate operation mode from the heavy asset operation mode to the light asset operation mode is inevitable.Whether it is occupying a part of the high industrial value chain,the professional development of social division of labor,or adapting to changes in the new situation of the industry,the light asset operation model can help the housing enterprises to achieve longer-term development;(2)"small stock trading" mode is helping Housing companies have achieved significant results in terms of market share and brand influence,improving profitability and reducing financial risks.(3)Landsea's transformation of the light asset operation model based on “small stock trading”,various financial data and indicators The transformation effect of poetry is good,and the strategy of asset lightening is beginning to bear fruit.This shows that the model can be practiced in small and medium-sized housing enterprises;(4)"small stock trading" mode can be copied,but it also has the preconditions for its operation,that is,the operator needs to have strong trading ability,Small-scale housing companies need to focus on improving their trading capabilities in many ways.
