In recent years,with the tightening of loan policy,the rising of land prices,the increasing of the project development’s scale,china’s real estate industry is facing more and more serious’ financing pressure.In addition,the current real estate industry is also facing a huge inventory pressure in china.Inventory backlog is mainly due to excess production.The large-scale inventory backlog is difficult to be digested in a short time,which is another dilemma for the real estate industry.In the environment that the real estate industry downturn in the context,part of China’s real estate business began to explore the road of transformation.They try to get rid of the dilemma,and access to new development.Some real estate business began to transform from the heavy asset operation model to light asset operation model.And they have made some achievements,such as Vanke Group.Transformation is both an opportunity and a challenge,the smooth transition will promote the efficient development of enterprises,but the failed transition will obstructed enterprises’ development.How the effect of transition about the real estate business transition?How should the real estate business’ transition path go in future?china’s real estate business must be face to these real problems.In this paper,the research methods mainly include literature analysis、case analysis、the combination of quantitative and qualitative.First of all,the author summarizes the concept、characteristics、manifestations、advantages and disadvantages of the light asset operation mode by reference to the relevant literature.And the author analyzes the relationship between light assets and corporate performance、the different between light asset operations and heavy asset operations.Secondly,The author introduces the real estate industry’s status and predicament before the transition,which led to the reasons of the real estate industry’s transformation.And the author also introduces the way and the typical model of the real estate enterprises transform to light asset operation mode.Thirdly,the author studies the case of Vanke transform to light asset operation mode.The author mainly introduces the background and strategy of Vanke transformation,and focuses on“Small Stock Trading" mode.Finally,the author analyzes the effect of Vanke transform to light asset operation mode,and summarizes the problems encountered in the transition、makes recommendations、draws conclusions.Through the analysis of Vanke transform to light assets operation mode,this paper has obtained the following conclusions:(1)It is is the inevitable trend of real estate industry to transforme from heavy asset mode to light asset model.Because the further specialization of social division make the light asset operation model easier to achieve the development of enterprises.(2)"Small Stock Trading" mode does have a good effect in the operation of specific projects,but the operation of the mode requires enterprises to have strong professional output capabilities,for example,efficient professional development and management capabilities,mature and positive brand image.(3)It does have a positive impact on the relevant financial indicators for Vanke transform to light asset operation model.But,the degree of improvement is not great.(4)These exposed problem prove that Vanke is still in the exploratory stage for it to transform to light asset operation,and it also need to continue to innovate.
