Since China's reform,the process of urbanization has been accelerated rapidly,and the urban population has been rising linearly.According to data released by the National Bureau of Statistics,the number of permanent urban residents in China reached 83.37 million in 2018,an increase of 1.06 percentage points over the end of the previous year.Due to factors such as soaring urban housing prices and policy restrictions,many people cannot afford to buy a house and have to rent a house to meet the housing demand.With the rapid development of urbanization and the introduction of a series of policies by the government to encourage the development of the rental market,how to solve the housing problem of low-and middle-income new citizens in the rental market has become the focus of recent policies.With the implementation of national policies and the improvement of residents' income level,the floating population in the city is constantly improving the quality requirements of housing rental and consumption ability,which makes the emerging industry of long-term rental apartments more and more favored by the national government and the real estate industry.The long rent apartment is the enterprise through holding the house source and the house source to carry on the unified transformation and the decoration,because has the safer unified management and deeply young people's favorite.Such situation is also prompting various types of enterprises to get involved in the long rental apartment market,thus promoting the rapid development of long rental apartments.The government has introduced many policies and measures to support the development of the long-rent apartment industry.However,the development period of long-term rental apartments is relatively short,and they are still in the early stage of growth.The mainstream apartment operators are groping for development,and many problems have emerged.With the rapid growth of the industry,industry regulations imperfect makes the industry,a mess not only affects the tenant's rental experience,also destroyed the benign development of the industry,and even become the factors that affect social stability,the results of changchun city in rent the apartment market development and management has a certain reference significance.This paper takes the vanke house in changchun as an example to summarize the current situation of consumers and suppliers in the mayor's apartment market in changchun and the development of the industry.Through the combination of questionnaire and field investigation,we understand the rental demand of tenants in the rental market of changchun and the supply situation of vanke park.Including the tenant's lease pain points,rent,vanke mooring combine the operation mode of the lease subject,profit model and innovation service content,etc.,on the content analysis to determine vanke berth of supply and demand,and thus understand the changchun mayor to rent the apartment market supply and demand,and then through the situation of vanke mooring combine now rent the apartment market is put forward the existing problems and finally,in view of the existing problems,and combined with the reference to the foreign country to rent the apartment market put forward reasonable Suggestions.
