For a long time,land fiscal revenue has become an important source of financing gap of urban infrastructure construction.In 2018,China's GDP exceeded 90 trillion yuan,while the added value of the real estate sector was 5984.6 billion yuan,or 6.6 percent of the national total.By the time the building of a moderately prosperous society in all respects is completed in 2020,China's real estate industry has been developing rapidly for more than 20 years.Under the influence of the central government's macro-control,real estate enterprises have gained both fame and fortune,whether it is the shanty town reconstruction project or the optimization of the supply side to reduce inventory.However,the downward pressure of the economy brings unforeseeable risks to real estate enterprises.Listed state-owned enterprise,in addition to the senior management to adapt to the national policy to develop the real estate industry,also should adjust measures to local conditions to develop various preparedness measures of prevention of financial risks of real estate,it is necessary to specifically targeted study,starting from the causes of risks,a careful study of risk prevention countermeasures to establish effective risk prevention mechanism,in order to achieve long-term governance,the effect of long-term prevention.The financial crises that broke out in 1997 and 2008 both originated from the real estate industry.The characteristics of the real estate industry,namely "high debt and high leverage",profoundly affected the pace of deepening economic reform.The financial risk assessment of the real estate industry can effectively reduce the probability of financial crisis in real estate enterprises and also improve the preventive measures according to local conditions.This article from the perspective of general financial risks,the financial risks of real estate industry theory evaluation related concepts clear,and then choose A real estate company as the research object,after knowing its business model and financial situation,use financial statement analysis discussion combined with A questionnaire investigation on the spot the way A company's financial risk management present situation,the application of the financial performance indicators of specific to the risk evaluation index system,the fuzzy comprehensive evaluation method to judge the financial risk of A company,it is concluded that the concrete criterion layer and index layer evaluation results.Finally,combined with the evaluation results,in order to help company A prevent financial risks,this paper proposes financial risk prevention measures applicable to company A from three aspects,and puts forward Suggestions one by one from the perspective of financial statements,internal environment and external environment,in order to provide targeted reference opinions for company A to prevent financial risks.It is not only of great help to A company's financial risk management,but also plays A certain guiding role in the whole real estate industry and has certain reference value for the real estate industry's ability to deal with major macro-control.
