The real estate development project has the characteristics of long development and construction period,large amount of capital investment in the early stage,and wide coverage.In addition,the rate of return is closely related to the country’s local real estate policy.In recent years,the state has continuously adjusted the direction and intensity of real estate macro-control policies.The local market is unevenly heated,and competition is becoming increasingly fierce,leading to a sharp rise in real estate development risks.The survival and development of real estate enterprises are facing a huge test.In order to adapt to the cruel market environment,proactively or passively help real estate companies survive and develop,find and explore comprehensive risk identification and assessment,and find out the measures to deal with risks is the best choice.At present,quite a number of real estate companies have low levels of risk management and are slow to respond to risks.Risk decision makers rely solely on experience,lack of risk management mechanisms,single risk management tools,and low quality risk management personnel.Therefore,it is of great significance to carry out research on risk management of real estate development projects.This paper expounds and compares the research status of risk management at home and abroad,and puts forward the research significance and importance of risk management for XF real estate projects.According to the problem of finding problems--analysing problems--solving problems,this paper decomposes from the perspective of real estate project construction process,and divides into four basic stages:investment decision-making,preliminary preparation,construction,and sales management according to the project construction process..Targeted identification of risks based on actual characteristics of different stages,and the establishment of a risk assessment system using expert survey methods.In terms of methods and tools for risk assessment,this paper chooses fuzzy analysis method,first collects expert opinions and obtains expert scores,and builds a judgment matrix based on this,and obtains the weights of different evaluation factors and the membership degree scores of various risks.Secondly,the analytic hierarchy process is used.The single-arrangement and combination arrangement corresponding to the weighting levels of different risk factors are obtained;after completing the above two steps,the risk evaluation criteria set can be obtained,and then the judgment matrix is determined by using the expert scoring method combined with the membership degree standard;finally,the fuzzy operation is used,and the risk factors are weighted according to the risk factors.And the membership degree judgment matrix,.calculate the comprehensive risk membership matrix,and the risk level corresponding to the largest element in the matrix is the risk level corresponding to the project.For the XF project studied in this paper,after analyzing the above steps,it can be clearly identified that the development risk location,investment timing,survey design,market,financing method,land acquisition and development model must be given priority attention.Sexual solutions provide effective data support.Finally,combined with the risk situation at different stages of the XF project,from all aspects,especially to the seven risk factors that need to be focused on,we should fully and fully emphasize the importance of market research,actively pay attention to government policies,clarify the attributes of the land,and choose well-known Targeted countermeasures such as the design institute,the project supervision system for constructing the system,the selection of scientific financing forms,and the construction of the project’s project supervision system.In the risk monitoring method,it needs to be implemented one by one from the perspectives of consciousness,decision-making system,responsibility mechanism,and early warning system to ensure the smooth implementation of the project.
