Case Study Of Light Asset Operation Model Of Vanke

With the continuous deepening and development of the socialist market economy,China's GDP has continued to grow.However,in the past two years,economic development has entered a period of bottlenecks,and some problems accompanying economic development have gradually emerged.Among them,the problems in the real estate industry are more prominent.Due to the gradual disappearance of the "golden age" of the real estate industry,coupled with the previous excessive development and heavy asset operation mode,the housing stock backlog of the real estate industry has arisen.Coupled with the gradual introduction of the housing purchase restriction policy in recent years,the future development of the real estate industry is subject to greater uncertainty.Because of this,China's real estate companies began to explore the operating model,and finally found a new direction of operation-that is,the transition to a light asset operating model.As a leader in the real estate industry,Vanke naturally lags behind in the transformation of light asset operations.This paper uses the literature research method to sort out theories and concepts related to light asset operation.Then,using the method of case study,Vanke was selected as the case study object,and some research was carried out on its light asset operation mode.Study the motivations of its transformational light asset operation model and the specific form after the transformation.Then through the comparison of the relevant financial indicators before and after the transformation of Vanke and the trend analysis method,combined with the data comparison of other companies in the same industry to explore whether the transformation of the light asset operation mode has brought positive effects to Vanke's operation.The research results show that Vanke's transitional light asset operation model has achieved relatively good operational results,but there are still some shortcomings that need to be improved.Therefore,the paper puts forward corresponding suggestions for the further transformation of Vanke in response to these shortcomings,and also considers what kind of enlightenment Vanke's light asset operation transformation brings to other real estate enterprises.It is hoped that this research can provide a transformation reference for real estate enterprises that are not developing well under the macro environment,so that these enterprises can renew their vitality and continue to contribute to China's socialist market economy.
