In recent years,along with the transfer of land prices are soaring and the increase of industry competition pressure,China's real estate industry overall downward trend has become increasingly apparent,transformation and upgrading of the real estate industry is becoming more and more urgent,many enterprises have implemented the"deleveraging”,"to the real estate","to stock" the transformation and upgrading of trying.In 2013,China Vanke CO.,LTD.,it puts forward the model of the real estate development from heavy asset model to asset light strategy,provides the real estate industry transformation and upgrading of the direction of the future.In this paper,the main research contents of the anke,for example,analysis of the real estate enterprise asset light patterns and their financial effects.In the whole process of demonstration,this paper USES ahp,case analysis,quantitative qualitative analysis,induction and comparative analysis.First of all,from the perspective of the industry situation analysis of China's real estate industry present situation,as well as the traditional heavy assets mode of China's real estate developers in the face of pressure,points out the necessity of China's real estate industry light asset-like transformation,and provide the iron lions gate asset light model transformation case enlightenment.Vanke group is a leading real estate enterprise in China.In 2013,vanke proposed the operation strategy of light assets and became a pioneer in the transformation to light assets operation mode.Therefore,this paper takes vanke group as the main research object to analyze and judge the application of its light asset model and its financial effect.First of all,from the perspective of industrial chain,business scope and profit model,this paper comprehensively analyzes the operation mode of vanke from three aspects:light and heavy assets.Then use vanke seven years from 2010 to 2016 financial data,operating mode of the light and heavy assets profit ability,debt paying ability,operation ability,revenue model,and cash flow adequacy five aspects one by one to carry on the analysis,pointed out that vanke outstanding financial problems in heavy assets mode;Then used the analytic hierarchy process analysis of vanke group before and after the transformation of financial changes,in order to eliminate industry influence,at the same time comparing the financial condition of the same period the entire real estate industry and to justify vanke light asset operation mode transformation is effective.In the real estate industry in our country under the background of the overall downward,puts forward an implementation on real estate enterprise transformation path,so as to the real estate industry to provide lessons for assets and other heavy industry.In this article,on the research of real estate enterprise asset light model transformation,on the one hand,I hope more academic focus on real estate asset light mode,thus further strengthen the deep research in real estate asset light mode.On the other hand,in order to light by vanke real estate assets operation mode transformation practice case,for the real estate industry and other heavy assets enterprises provide experience and advice,can be used for reference to promote the vigorous development of the real estate industry in our country.
