As one of the most important economic industries in China,the real estate industry has changed from a very profitable golden age to a silver age.From current our country market economy looks,the market is depressed,economic downward pressure is bigger.At the same time,under the guidance of macroeconomic policies,real estate prices have fluctuations,but gradually tend to be stable.However,the real estate industry still has problems such as lack of strategic planning and long-term pursuit of short-term interests.Although the real estate industry is trying to destock,but the real estate industry over the years accumulated inventory is still not negligible.High inventory will inevitably bring growth pressure to enterprises,but also bring high uncertainty and related risks to enterprises.In addition,it must be mentioned that it is well known that the real estate industry generally has the characteristics of single financing channels,long turnover time and high capital demand.These characteristics will inevitably lead to the risk uncertainty of the real estate industry.Therefore,for real estate enterprises,its credit risk is serious.At the same time,the real estate industry is closely related to many industries.Once the credit crisis breaks out in the real estate industry,it will not only have a very serious impact on the relevant creditors,but also possibly endanger the entire market economy.Therefore,the prevention and management of real estate credit risk is of great significance.This paper is divided into six chapters.The first chapter is the introduction,which mainly describes the research background,significance,literature review,research content and research methods.Chapter two is the theoretical basis of the introduction of relevant theories,including the overview of credit risk and credit risk assessment overview,for the later form a good foundation;The third chapter is the company background analysis,mainly describes the basic quality of the company,the company's development prospects;The fourth chapter is the design of the evaluation index system.First,it explains the necessity of credit risk assessment.Then,it tells about the selected evaluation methods and financial indicators,and then makes a relatively scientific and reasonable evaluation.The fifth chapter is the Suggestions of real estate credit risk management.The author puts forward some small Suggestions through the assessment and analysis above.The Suggestions are mainly for commercial Banks to conduct credit risk assessment on enterprises in terms of granting loans to enterprises,and some simple requirements are also put forward for enterprises.The sixth chapter is the conclusion and prospect.This part is the last part of this paper,which is mainly a summary of the author's previous articles,pointing out the author's deficiencies in the study of credit risk assessment,as well as the requirements for the future.
