In recent years,under the influence of many factors such as the acceleration of urbanization,the policy dividend brought by the deepening reform of housing and the strong demand of customers,the housing rental market in China has developed rapidly.The centralized long-term apartment has become the main force in the housing rental market by virtue of its comfortable living environment and high-quality and considerate rental service.However,at present,the centralized long-term apartment is still in the early stage of development in China,the industry development mode is not mature,and the experience and ability of project risk management are insufficient,which threaten the normal operation and good development of the centralized long-term apartment project.Therefore,the management and control of the risks in the development and operation of the centralized long-term apartment project is of far-reaching significance to promote the smooth development of the centralized long-term apartment project and the healthy operation of the housing rental market.On the basis of literature research and field research,this paper combs and analyzes the research and development status of the centralized long-term apartment project,and then uses scientific research methods to systematically identify,evaluate and control the risk factors of the whole life cycle of the centralized long-term apartment project.The main contents are as follows:First of all,On the basis of sorting out the domestic and foreign literature of centralized long-term apartment and risk management,the paper have determined the research content and methods of the article,and defined the relevant concepts and theories,which lay a solid foundation for the later research.Secondly,the paper analyzes the current situation and problems of the centralized long-term apartment project in China.In the process of introducing the market scale and proportion,brand influence,products and customers,as well as the project operation system of the centralized long-term rental apartment project,it is found that there are some risk problems in the whole operation cycle of the project,including poor financing channels,lack of relevant policies,profit difficulties,etc.Third,based on the above research,through qualitative and quantitative research methods,this paper identifies the risk of the whole life cycle of the centralized longterm apartment project,and selects two different operation modes of the centralized long-term apartment project in Zhengzhou as the case.In this study,AHP is used to build a project risk assessment system to evaluate and analyze the identified risk factors in each stage.Finally,according to the above evaluation results,according to the logic main line of the whole life cycle of the project,this paper puts forward some suggestions and countermeasures for the risk management and control in each stage of the centralized long-term apartment.
