When the level of economic development and urbanization reaches a certain level,the per capita residential area tends to be saturated,and the traditional real estate development model has been unable to balance the operating profits and business expansion for most real estate companies.Therefore,the real estate industry began to seek new development models.The property industry,which is closely related to real estate,has become a favored object in the capital market.Some real estate companies have begun to reduce the proportion of the property sector in the enterprise and push it into the capital market.Faced with this development trend in the industry,there are many opportunities and challenges for China's real estate companies in spin-off of property listing.What is the motivation for the spin-off?How to choose the path?Whether the spin-off and listing can bring expected benefits to the company and how to use operations and services after the spin-off and listing to dig new profit growth points for existing customers are all important.This dissertation mainly adopts the methods of theoretical research and case analysis combined with data comparison methods to explore the issues related to the spin-off and listing of real estate companies in the property sector.The case study in the dissertation is Country Garden Service,which was split and listed by Country Garden in 2018.Chapter 1.Starts with the research background and significance of the topic,and through the summary of relevant literatures,determines the specific problems and methods of this article research in order to better complete the dissertation.Chapter 2.Introduces the definition,model and path selection of spin-off listing in detail to provide a theoretical basis for Country Garden's service spin-off listing process,and provides a path reference for other companies intending to spin off.Chapter 3.Cuts through the development situation facing the real estate enterprises today,and introduces the theme of the spin-off of the property sector.Chapter 4 is the core content of this paper.It analyzes the reasons for the spin-off and listing of Country Garden Services,the market impact of the spin-off and listing on the parent and subsidiary companies,and the vertical and horizontal analysis of each financial indicator of Country Garden Services before and after the spin-off.Has the expected purpose achieved a positive impact on the short-term financial status of Country Garden's services?Chapter 5.Draw the conclusion of this dissertation,at the same time,for other real estate companies seeking to spin-off property listing and reference.
