Real estate collection funds trust came into being with the development of real estate industry.As a financial product,investors enjoy the dividend which being brought by the development of the real estate industry through buying the real estate collection of funds trust;as a financial tool,real estate collection fund trust greatly promote and support the development of China 's real estate industry.However,at present,China's real estate collection funds trust have some problems,such as yields are not high,have a downward trend and the actual rate of return can not meet the expected.Therefore,how to reasonably formulate the real estate collection fund trust expected rate of return to attract investors and promote the development of China's real estate industry in the critical period of economic transformation in China is particularly important.Based on the theoretical research and empirical research,this paper makes a theoretical analysis on the characteristics of trust pricing,the characteristics of real estate collection fund trust yield and the expected rate of return.Secondly,using VAR model,this paper makes an empirical test on the influencing factors of the expected return rate of the real estate collective fund trust.Based on this,this paper puts forward some suggestions on the development of real estate collective fund trust: at the stage of the real estate trust secondary market is not established,the establishment of the expected rate of return should be made combine the previous product yield,macroeconomic factors and micro-impact factors,which the last period of product yield accounted for the largest weight;Second,the real estate collection fund trust does not exist scale effect,at the same time,the expected period of return is inversely proportional to the expected rate of return Finally,REITs is the future direction of China's real estate collection fund trust,China's REITs income evaluation can be a comprehensive reference to the company's profitability,operational capacity and financial health of the three factors.
