In this paper,a field survey was carried out in J City of H Province.The 12 factors were selected,such as the sex,age,education level,the proportion of the number of farmers in the family,the type of family occupation,the annual income of the family,the proportion of the agricultural income in the family,the object of the land transfer,the use of the land transfer,the time of the land transfer,the distance between the land and the city center,and the disposable income of the farmers.Then Oprobit model are adopted to analyze the survey data by using the software of stata15.0.The regression results show that the gender,age,annual family income,the proportion of family agricultural income,the object of farmland transfer,the use of farmland transfer party and the time of farmland transfer have significant positive effects on the price of farmland transfer.However,type of the family occupation and the distance from farmland to the city center have significant negative effects on the price of farmland transfer.Finally,farmers' education level,the proportion of farmers in the number of households and the disposable income of farmers has no significant effect on the price of farmland transfer.The research shows that:firstly,China's current Household responsibility system based on the collective ownership is from our country's years of exploration and practice.The advance of land confirmation makes system further improved and consolidated.In order to realize the development of agricultural modernization,the large-scale management of agricultural land is indispensable and the clarity of land property right provides the system guarantee for the rational and orderly circulation of rural land.Secondly,with the advancement of urban-rural integration process,the market value of rural land has gradually formed.However,the pricing mechanism of rural land is not perfect yet.Thirdly,the surplus rural labor force with older age and lack of skills has no suitable opportunities,so they stay on the land,sticks to the small-scale peasant management pattern,and becomes the important factor that restricts the large-scale land economy.Fourthly,the acceleration of urbanization,the increase of farmers' income and the development of agricultural industrialization are all important driving forces of land circulation.In order to make the land transfer be in progress more healthy and orderly at a reasonable price,then the following policy suggestions are put forward:the first one is to improve the rural land transfer market and protect the interests of all parties;the second one is to improve the social security system and weaken the social security function of land;the third one is to strengthen the skills training of rural labor,promote the rational flow of rural labor force;the last one is to play the role of intermediary organizations to promote the standardized and orderly transfer.
