Research In The Management Of Low Efficiency Residential Land In Shenyang

With the rapid improvement of the economic level and the accelerated development of urbanization,the use of land resources has been increasing and gradually expanding outward,but it has neglected the development and management of land within the city,causing many "urban disease" problems.This seriously affects the high-quality development of the city and the physical and mental health of residents,and has caused widespread concern in society.Therefore,paying attention to the improvement of residential functions and promoting the management of inefficient residential land will help promote the development of cities,strengthen the urban construction,and improve the coordinated development of social,economic,and ecological benefits of urban residential land.This paper takes the low efficiency residential land in Shenyang as the research area,to meet the actual needs of residents as the guide,to improve the function of residential land as the main purpose to explore the governance of low efficiency residential land in the city,and summarizes the research experience of scholars before,and integrates into this paper.First of all,this paper analyzes the current situation of inefficient residential land in Shenyang,and uses the field survey to have a basic understanding of residential satisfaction,and then grasps the main problems faced by inefficient residential land in Shenyang,including five dimensions of housing surroundings,living environment,public basic service facilities,traffic conditions and public security and safety.Secondly,through regression analysis to determine the factors affecting residential satisfaction,combined with the relevant theoretical concepts to summarize the governance level of low efficiency residential land in Shenyang.Finally,based on the above analysis,some suggestions are put forward to improve the governance level of inefficient residential land,promote the sustainable development of urban construction,and maximize the comprehensive benefits.It is found that the problems in public infrastructure and living environment are more serious under the comprehensive effect of historical legacy,economic development,population expansion and other factors.The results of the logistic regression analysis show that the demand levels of residents are public infrastructure,living environment,housing surrounding,traffic conditions,public security and safety in turn.
