The Research On The Cost Control Of Whole Real-estate Project

Recently, with the slowing down of the economic growing step, the real-estate industry is facing with a down grade crisis. Now there are some existing problems in the industry, such as the backward of cost management, the lower quality of employees, the increasing R&D cost, lower and lower margin and the more and more competitive situation. These problems all forced the industry into a difficulty under an even not so good Macro Economic Surrounding. So it is important to strengthen the management in all aspects to develop the company within the competitive industry, especially in the project cost controlling, which is a main point of the Real–Estate Company that how to enhance the R&D cost control through an appropriate and scientific method. For that purpose, the dissertation takes the example of the project B of Company A to make a complete research upon the cost control in Chinese real-estate industry, which aims to find out a right way to self-rescue for the industry.Firstly, the dissertation analyzed the present situation of the cost control theory domestically and internationally, which will include the following aspects: the analysis of cost management model, the analysis of construction cost control aboard, the analysis upon the method and strategy of cost control. Additionally, a detail theoretical introduction will be included in the dissertation as well for the concept, procedure, method and principle of project cost control, which would be the basic of the research followed. Secondly, the cost constitution, factors, management principles, and the stages of R&D of the industry will be discussed also. Thirdly, the present situation and problems of the industry will be listed and together with the solutions. Fourthly, the project B of company A will be set as an example to provide the briefly introduction and the present situation of the cost control. The dissertation will find out the problems within each stage of strategy, design, bidding, construction and completion of the project, and make a deep analysis to find out the solution. Finally, do some deep researches and analysis upon the problems exists in the cost control of project B,then carry out it within the whole procedure, which gi ves out the concrete measurements dealing with the decision,design,bidding,each stage of constraction and completion within the R&D OF Real-Estate project.Besides, the dissertation also discussed the relationship with the operation department and finance d epartment and establish a completely management that could make sure the appropriate cost control could be carried out.According to the discussions in several aspects above, the dissertation would conclude some valuable solutions and strategies to gain the experience and enhance the competition for the company A as well as the whole industry upon the cost control.
